The affordable housing lottery has launched for 88 Linden Boulevard, a seven-story residential building in Flatbush, Brooklyn. Designed by RoArt with Feingold and Gregory Architects as the architect of record, and developed by Brookland Capital, the structure yields 66 residences. Available on NYC Housing Connect are 20 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $70,286 to $215,150.

Residences come with energy-efficient appliances, washers and dryers, a dishwasher, hardwood floors, air conditioning, floor-to-ceiling windows, and name-brand countertops, appliances, and finishes. Amenities include pet-friendly policies, a garage, bike storage lockers, common area Wi-Fi, package lockers, recycling center, gym, and multiple terraces including a rooftop terrace.

At 130 percent of the AMI, there are two studios with a monthly rent of $2,050 for incomes ranging from $70,286 to $138,840; 13 one-bedrooms with a monthly rent of $2,250 for incomes ranging from $77,143 to $156,130; four two-bedrooms with a monthly rent of $2,500 for incomes ranging from $85,715 to $187,330; and one three-bedroom with a monthly rent of $2,800 for incomes ranging from $96,000 to $215,150.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 16, 2022.

  1. stop calling this affordable housing!
    This is income based housing and only affordable to upper income people, not the low income people who live in this area.
    This is a joke and a thank god 421A died a slow death.
    This is a taxpayer subsidy for millionaire developers

  2. Why do the refridgerator and freezer doors open towards the window and not operational to the Kitchen side? One needs to walk around the door. Do the designers not have Kitchens?!?!?!
