101 Franklin Street Prepares for Renovations in Tribeca, Manhattan

Renovation work is ramping up on 101 Franklin Street, a 16-story commercial building in Tribeca. Designed by Rafael Viñoly Architects and developed by Columbia Property Trust, the project involves the replacement of the mid-century façade with a new modern glass curtain wall, as well as an overhaul of the 235,000 square feet of office space. The property was originally constructed in 1948 and is located along the west side of Church Street between Franklin and Leonard Streets. Urban Atelier Group is serving as the construction manager of the project.

The following photo shows the state of the building before work began, followed by recent shots of the structure, which stands covered in scaffolding and black netting as façade removal progresses. The new exterior will be composed of floor-to-ceiling windows framed by a grid of rounded white columns and beams. Several pocketed corner terraces cut back to make way for landscaped terraces, and setbacks on the upper levels will be topped with green spaces complete with raised garden beds and planters. The mechanical bulkhead will get a new paneling system with a translucent skin.

101 Franklin Street will feature floor plates ranging from 8,300 to 16,500 square feet, a relocated lobby on Franklin and Leonard Streets, and ground-floor retail space with frontage facing Church Street. The property is within walking distance of a number of subway lines including the 1 train at the Franklin Street station to the west and the 1, 6, A, C, E, N, Q, R, W, J, and Z trains at the various Canal Street stations to the north. The site is also near the World Trade Center complex and PATH trains to New Jersey.

Renovation work is anticipated to finish in 2024.
