Permits have been filed for a 17-story mixed-use building at 133-09 37th Avenue in Flushing, Queens. Located between College Point Boulevard and Prince Street, the lot is near the Main Street subway station, serviced by the 7 train. Benjamin Clyburn under the 223 Borden Avenue LIC, LLC is listed as the owner behind the applications.

The proposed 192-foot-tall development will yield 173,344 square feet, with 101,418 square feet designated for commercial space, 71,589 square feet for residential space, and 337 square feet for community facility space. The building will have 102 residences, most likely rentals based on the average unit scope of 701 square feet. The masonry-based structure will also have a cellar, two loading berths, and 313 enclosed parking spaces.

Hill West Architects is listed as the architect of record.

Demolition permits were filed in July 2022. An estimated completion date has not been announced.

  1. These just-the-facts entries in YIMBY can be tantalizing. What is planned here that needs 313 parking spaces? What sort of community facility fits in 337 square feet?

    The project is just across the street from the far larger Tangram development that has a movie theater and a small shopping mall. The parking might be related to these. Other buildings in Flushing have “community space” that is essentially meeting rooms that can be rented. The western side of Flushing was formerly light industrial and commercial buildings. This is yet another change in that area.
