Permits have been filed for a four-story residential building at 183A 13th Street in Gowanus, Brooklyn. Located between Third and Fourth Avenues, the interior lot is a short walk from the 4th Avenue-9th Street subway station, serviced by the F, G, and R trains. Sam Brach is listed as the owner behind the applications.

The proposed 40-foot-tall development will yield 4,941 square feet designated for residential space. The building will have seven residences, most likely rentals based on the average unit scope of 705 square feet. The masonry-based structure will also have a cellar and a 40-foot-long rear yard.

S. Wieder Architect is listed as the architect of record.

Demolition permits were filed last month for the single-story commercial building on the site. An estimated completion date has not been announced.

  1. the zoning is commercial.
How can they put up a residential building?

    • Is that a serious question?

Aside from the Gowanus rezoning, I’m sure the applicants could submit a change especially considering there’s residential on all sides.
