The Rockwell Nears Topping Out at 2686 Broadway on Manhattan’s Upper West Side

Construction is nearing topping out on The Rockwell, a 13-story residential building at 2686 Broadway on Manhattan’s Upper West Side. Designed by Hill West Architects and developed by Toll Brothers, which is also serving as the general contractor, and Sculptor under the 2686-2690 Broadway LLC, the structure will yield 81 condominium units in studio to three-bedroom layouts as well as ground-floor commercial retail space to be occupied by a CVS Pharmacy. The property is located at the corner of West 103rd Street and Broadway.

Recent photos show the reinforced concrete superstructure standing just two floors from its pinnacle. Framing is underway in preparation for the façade and window installation on the lower levels.

The rendering in the main photo shows the exterior composed of light-colored brick surrounding a grid of square windows framed with gold-hued trims, mullions, and spandrels. Several stepped setbacks on the upper levels of the structure will be topped with outdoor terraces, and the parapet features a cornice clad in the same gold trim as the windows below. Tall openings on the ground floor will be filled with floor-to-ceiling windows for the CVS Pharmacy frontage.

Amenities at The Rockwell include a 24-hour attended lobby, residential lounge, landscaped outdoor terrace, private dining room, fitness center, children’s playroom, screening room, music room, pet spa, and an outdoor rooftop terrace furnished with barbecue grills and a fire pit. The property is located directly by the 1 train at the 103rd Street station. The B, C, and D trains are also nearby to the east along Central Park West.

The Rockwell is scheduled for completion in the spring of 2024, as noted on the on-site board.

  3. Yes it could….yes it could. Decent building…no wiggles, no cantilevers (that can be seen), (maybe a little too much gold, yet to be realized), and probably the first of several new structures to bring this stretch of Broadway back from the doldrums.

    • actually, having shops at the street level of a building in NYC does not preclude nice homes above. Luxury is a over used term we all know, but it’s new construction and the apartments will be relatively costly….even Time Warner has stores at the base,
      etc. and, to “guesser”- Broadway from 86th to 110th has lost three Walgreen/Duane Reade’s in the past 4 years so a new CVS is a very good thing.
