445 Grand Avenue’s Façade Progresses in Clinton Hill, Brooklyn

Exterior work is progressing on 445 Grand Avenue, a nine-story residential building in Clinton Hill, Brooklyn. Designed by Fogarty Finger and developed by Ranger Properties, the 110-foot-tall structure will yield 120,809 square feet with 113 rental units, 7,652 square feet of ground-floor retail space, and a 4,362-square-foot community center for the Seventh Day Adventist Church. Thirty percent of the homes will be designated as affordable housing. KD Sagamore Capital is listed as the owner and Titanium Construction Services is the general contractor for the property, which is located at the corner of Grand Avenue and Fulton Street.

Recent photos show the structure topped out, with brick façade installation nearing completion behind an assembly of scaffolding and netting.

Floors two through nine will house between 10 and 16 apartments per level, with each expected to average around 650 square feet. The eighth and ninth floors will be occupied by amenities including a media room, an entertainment room, and an outdoor rooftop deck with a swimming pool. There will also be a fitness center, a recreational space, a shared laundry room, and an 86-car garage and bicycle storage room in the cellar.

In October 2021, Ranger Properties and KD Sagamore Capital closed on a $40 million loan with the financing provided by SCALE Lending, an affiliate of Slate Property Group. The expanded Seventh Day Adventist Church facility in the new building will feature a multi-purpose community event space, a dining room with a kitchen, and new office space.

The closest subways are the A and C trains at the nearby Clinton-Washington Avenue station.

445 Grand Avenue is anticipated to be completed next spring.

  3. Feel like the gf retail should have taken more opportunity to be super curvy / arch-y would have been an easy place to get away with being more playful
