Eagle + West Waterfront Towers Debut at 1 Eagle Street in Greenpoint, Brooklyn

Brookfield Properties and Park Tower Group have completed Eagle + West, a 745-unit high-rise complex designed by international design studio OMA. Located at 1 Eagle Street within the Greenpoint Landing mega-development, the complex features a pair of cantilevered towers that sit 30 and 40 stories above the Greenpoint waterfront in Brooklyn. In addition to rental apartments, the property boasts 42,000 square feet of amenity spaces.

While the towers’ dramatic cantilevers introduce bold, new volumes to the Brooklyn skyline, OMA designed and positioned the towers to maximize residential privacy and views of Manhattan. To accomplish both, the north tower is stepped back from the shared podium. The south tower, tallest of the pair, expands out above its base, playfully in step with the other building.

Additional members of the Eagle + West project team include Beyer Blinder Belle, which served as executive architect and interior designer for the residential units, landscape architect and building interior designer Marmol Radziner, and international engineering firm DeSimone Consulting Engineers.

“Eagle + West reflects the collective ambition—with Brookfield Properties, Park Tower Group, and the design and construction teams—to create a platform for living connecting past and future, indoor and outdoor, urban street life, and waterfront,” said OMA partner Jason Long. “The two towers—complementary siblings—create an ever-shifting presence that engages both the neighborhood and the waterfront. It will be exciting to see how the project grows as people begin to make it their home.”

Drawing inspiration from the historic shingled fronts of the many townhouses that still exist in Greenpoint, the façade of both towers comprises striated white concrete panels arranged in alternating patterns to create a sense of kinetic movement to pedestrians many stories below.

Together, Radziner and Beyer Blinder Belle worked to complement the buildings’ geometry, location, and façade in every corner of interior space. This includes a color palette reminiscent of the rocky waterfront shore, meticulously sourced furniture, and textured materials including concrete, upholstery, and natural wood.

“The furnishings are simple and refined, punctuated by boundary-pushing pieces, resulting in exciting and dynamic spaces that reinforce the architecture of the buildings,” said Radziner in a statement from the project team.

Health and recreational amenity spaces include an indoor lap pool, an outdoor resort-style pool, a state-of-the-art fitness center with a dedicated cycling studio and yoga room, a large communal terrace with sweeping waterfront views, barbecue grills, and a bocce court flanked by lounge areas.

Residents will also have access to a coworking center with conference rooms, a workshop for creative activities, a game room, a children’s room, a test kitchen, and a “crash pad” with a sound system and projector.

“The amenities bring to life sweeping views of the Manhattan skyline and the indoor-outdoor connection many of today’s residents look for,” said Masi, whose team oversees more than $3 billion in residential and mixed-use development projects at Brookfield Properties.

As part of the project, the development extended Eagle and Dupont Streets to provide a public connection to the East River waterfront, a new pedestrian plaza, and a winding esplanade. Eagle + West has also contributed an additional 30,000 square feet of public outdoor space to New York City.

The Greenpoint Landing master plan, developed by Park tower Group, spans around 22 acres and will create 5,500 apartments. Eagle + West is the fourth and final residential project Brookfield Properties and Park Tower Group have developed together for Greenpoint Landing. The developers previously completed One Blue Slip in 2018, Two Blue Slip in 2020, and The Bellslip in May 2022.

  1. Meh. For how much im sure it cost to get those cantilevers I find it severely underwhelming. Interior looks so drab, and the exterior isnt all that powerful either, sterile boring curtain wall, waste of expensive engineering – 5/10

    This is such an annoying project in so many different ways.

  3. The design is on the right track when it makes its critics pine for the overworked all-glass copy-paste towers with trite strips of brick that now dominate LIC.
