35 Commercial Street’s Exterior Nears Completion in Greenpoint, Brooklyn

Exterior work is nearing completion on 35 Commercial Street, a 22-story residential building in the Greenpoint Landing master plan in Greenpoint, Brooklyn. Designed by Handel Architects and developed by Park Tower Group along with Greenpoint Landing Associates, New York City’s Housing Preservation & Development (HPD), and the Housing Development Corporation (HDC), 213-foot-tall structure spans 344,463 square feet and will yield 373 affordable housing units and 7,600 square feet of retail space. Monadnock Construction is the general contractor for the property, which is bound by Bell Slip to the west and Commercial and Clay Streets to the south.

Since our last update in late August, the red brick façade has been fully installed up to the flat parapet. Only the mechanical extension and the strip on the southeastern elevation where the construction elevator is attached remain to be enclosed. Belden Tri-State Building Materials supplied the bricks.

Work on the ground floor is nearly finished with only the sidewalks left to be completed. The wraparound scaffolding should be removed by summertime.

Residential amenities at 35 Commercial Street will include indoor and outdoor children’s play areas, a fitness center, an on-site laundry room, bicycle parking, and communal lounge areas. The nearest subway is the G train at the Greenpoint Avenue station to the south. Also nearby is the 7 train at the Vernon Blvd-Jackson Avenue station across the Pulaski Bridge in Hunters Point, Queens.

35 Commercial Street is slated for completion later this fall.

    It’s so beautiful that I don’t know where to look first, every building is beautiful which is very well designed. With the latest residential progress on exterior, I must say that the color is very dark as opposed to glass curtain wall nearby; the arched entryway as well: Thanks to Michael Young.

  2. Kudos for the veneer brick vaulted ceiling. They could have left it a flat slab and called it a day but put the extra effort in to make it special.

    I could quibble about the floating brick boxes above the all-glass window bands, but ultimately, this is a really beautiful project. And better than the rendering.
    It’s a real schlep to the delightful G train.
