Permits have been filed for a 14-story residential building at 29 Clay Street in Greenpoint, Brooklyn. Located between Commercial Street and Manhattan Avenue, the lot is closest to the Greenpoint Avenue subway station, serviced by the G train. Idan Shitrit of Investmates is listed as the owner behind the applications.

The proposed 149-foot-tall development will yield 47,763 square feet designated for residential space. The building will have 35 residences, most likely condos based on the average unit scope of 1,364 square feet. The concrete-based structure will also have a cellar, a 30-foot-long rear yard, and 49 enclosed parking spaces with additional parking for 18 bicycles.

Bogue Trondowski Architect is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

    This is a very large lot. Why are there only 35 units?
    Hey Brooklyn Department of Buildings, why are you approving 49 parking spaces for 35 units where no parking existed before? Is more pollution and traffic congestion your primary purpose?

    • Units will average nearly 1500 sq ft. Halve that and you have a unit count more in line with rental developments.

    • And the lot really isnt all that big. My guess is it will have an L shaped footprint above base that will actually be pretty slender and will be light filled with front and rear windows in the same unit. The sq ft’g starts to get gobbled up pretty fast.
