Construction on TSX Broadway, a 47-story hotel tower at 1568 Broadway in Times Square, has reached a milestone as crews have turned on TSX Entertainment’s 18,000-square foot podium LED display. Designed by Perkins Eastman and Mancini Duffy and developed by L&L Holding Company and Fortress Investment Group, the 550,000-square-foot structure will yield 661 hotel rooms operated by Tempo of Hilton as well as 100,000 square feet of retail space on the lower levels and Times Square’s only cantilevering outdoor performance stage. Positioned above the new retail space is the historic Palace Theater, which was renovated by PBDW Architects and lifted 30 feet above street level in early 2022. The property is located at the corner of Seventh Avenue and West 47th Street.

Recent photos show the massive wraparound video board illuminated and running test patterns. It is being operated by TSX Entertainment, which has partnered with Roc Nation to produce exclusive experiences for artists and fans. TSX Entertainment also launched its app, PixelStar, which went live just in time for New Year’s Eve and allows people to upload 15-second videos that are shown on the LED screen over Times Square.

Façade work has also progressed steadily since our last update in September, and now encloses nearly the entirety of the tower with the exception of the strip on the western elevation where the construction elevator is attached.

Additional digital signage will be placed in front of the Palace Theater along West 47th Street. This has yet to begin installation, but a grid of steel plates connecting to the historic brick façade has already been attached.

The scale and proportions of the LED display closely match those of the video board directly to the north on Ian Schrager’s EDITION hotel. Combined, these screens create a much brighter streetscape for the Times Square.

Along the bottom of the western side directly above the sidewalk scaffolding is the rectangular outline of the section of the screen that will open to reveal an indoor-outdoor performance stage. This will almost certainly be used for the 2023-2024 New Year’s Eve celebration in December.

The below renderings show the finished look of TSX Broadway and Tempo by Hilton, which was designed by MATG and Mancini Duffy. Guest amenities will include a fitness center, an 11th-floor open-sky lobby with coworking spaces, a signature restaurant, a bar and lounge, and an outdoor dining terrace overlooking Times Square.

Each guest room will have its own dedicated “Get Ready Zone” for organization or working, a bathroom with Bluetooth speakers, toiletries by Apotheke, and full-height windows with views overlooking Times Square. There will also be a small collection of wellness guest rooms featuring a Peloton spin bike and products from Therabody.

YIMBY anticipates TSX Broadway to be finished before the end of the year, just in time for next New Year’s Eve.

Beautiful light that spreads all directions in the frame of big screen, on the tower there is a beautiful light decoration as well. Very bright at night I can see it’s also a beautiful color, and has a very high definition; be cheerful: Thanks to Michael Young.

  2. The hotel looks very nice, but I hope they spent a lot on soundproofing and security.

Why anyone would stay there is beyond me. I am not anti-development or anti-hotel. This location is not ideal for anyone who wants or needs a good night’s sleep.

    • That’s the first thing I thought with photo of guestroom featuring a GLASS WALL overlooking Times Square! Hopefully it is insulated, and guests get ear plugs?, otherwise they won’t get any sleep!

    • Do you not use curtains or blinds at your place?

    • They’ve got some amazing triple paned insulated glass these days. Also nobody rents vhs tapes any more.

    • I don’t think you understand the demographics a hotel in a location like this is targeting. People staying on Times Square stay there because they want to be in the middle of the action. The only time they will be sleeping is when they are completely exhausted. And as mentioned a modern construction will have adequate sound proofing.

  3. I think this building is going to be a hit, at least for tourism.

  4. Minor detail, YIMBY. It’s 2023 now – the Palace theater was raised last year, not earlier this year.

Another good reason for locals to avoid Times Square.

I just want the sidewalk back. Hopefully the area becomes less of a mess once this officially opens.

  7. I love this project

  8. This is definitely going to be a huge success when it opens later this year. I want to see Times Square from that outdoor terrace!!

  9. First time I went to Times Square was 1980 (I think) and the signs were all neon! Saw several evolutions since then, but these new screens are amazing! Makes me wonder what Times Square will look like in 2050!?! Happy New Year, all ye YIMBYs!

    • I guess I’m an old soul but I’d take the old simple neon flashers over these giant led TVs. Times Square is nothing but a bunch of overly bright TV screens. If they would just inject a few simple but impressive “spectaculars” it would go a long way towards breaking up the monotony.

      • One of my old faves—2001 era, there was a giant “Cup ‘O Noodles” atop One Times Square that steamed! So cool! I’m too young to remember the smoke rings, but I do remember the XXX theaters!

  10. this new giant hi-def led screens are seriously amazing. wait until they are all used in sync that will be quite a sight.
