Coney Island Shore Theater’s Hotel Conversion Begins at 1301 Surf Avenue in Coney Island, Brooklyn

Work has begun on the renovation and hotel conversion of the Coney Island Shore Theater, a seven-story historic building at 1301 Surf Avenue in Coney Island, Brooklyn. Designed by Gerner Kronick + Valcarcel Architects and developed by PYE Properties, the project will transform the derelict 98-year-old structure into a hotel with guest amenities and ground-floor retail space. The property is located at the corner of Surf and Stillwell Avenues and has sat abandoned since the early 1970s.

Recent photos show the taller portion of the structure along Surf Avenue covered in scaffolding and construction netting. The old windows have been removed and many have been boarded up as crews begin to gut the interiors. The eastern elevation is covered in graffiti around its rusting stage door staircase.

Plans from early 2019 call for the renovation of the ground-floor façade with new limestone columns, a terracotta cornice, awnings, metal-framed signage, and updated bay windows for the retail frontage. The second floor’s array of arched windows will be retained and refurbished, as will the masonry walls and grid of smaller windows above. The sixth and seventh floors will reportedly house a penthouse with a private balcony. Amenities will include an outdoor rooftop swimming pool, an indoor pool, and a spa and sauna, as well as a banquet hall and indoor-outdoor dining areas.

The property is located directly to the west of the Coney Island – Stillwell Avenue station, serviced by the D, F, N, and Q trains.

A completion date for the Coney Island Shore Theater has yet to be announced.

  2. The bigger signage the better. This is Coney Island, why are they being so modest? Not sure why they cant just restore the old SHORE sign and put it back up.
