Glassy towers have begun to crowd Long Island City’s skyline, but small, mixed-use developments are alive and well in the former industrial waterfront neighborhood. New building applications were filed today to erect a seven-story residential building at 46-02 Vernon Boulevard, on the corner of 46th Avenue in Hunters Point.
Last month, Italian developer Est4te Four announced that they needed a partner willing to shell out at least $100 million to build a huge office project along the Red Hook waterfront. Now YIMBY’s got a new set of renderings for the development, which was recently named Red Hook Innovation Studios.
A stalled residential development at 531 Coney Island Avenue, on the border between Ditmas Park and Kensington in Brooklyn, is finally coming back to life. After 52 years in an imposing eight-story building at the corner of Fifth Avenue and 12th Street in Greenwich Village, Forbes Magazine moved to new headquarters in Jersey City last year. Now the new owner, New York University, has filed plans to expand the 1925 office building at 60 Fifth Avenue.
Most of the new buildings under construction in Melrose, at the heart of the South Bronx, are large and heavily subsidized. The city is already developing two sprawling affordable complexes in the neighborhood, La Central and Melrose Commons.
