11-Story, 44-Unit Condominium Building Tops Out at 251 First Street, Park Slope

Earlier this year, the 11-story, 44-unit mixed-use building under development at 251 1st Street (a.k.a. 275 Fourth Avenue), in Park Slope, was several floors above street level. Now, the project has topped out and is receiving its façade elements, as seen in photos by our friend Tectonic. The development, which goes by 251 First, encompasses 82,045 square feet. The latest filings indicate it will feature 4,273 square feet of ground-floor retail space in addition to a 335-square-foot medical office. The residential units will be condominiums and should average 1,368 square feet apiece. Amenities include a stroller valet and storage room, a lounge, a library, fitness and yoga room, a children’s playroom, storage for 22 bikes, a pet washing and grooming station, laundry facilities, a landscaped courtyard, and a rooftop recreational area. The U.S. arm of Shenzhen-based developer Vanke Group is behind the project, while ODA New York is the design architect. Issac & Stern Architects is serving as the architect of record. Completion is expected later this year.

Back in November, Chinese developer Vanke acquired the 11-story, 44-unit condominium project at 275 Fourth Avenue (a.k.a 251 First Street), in Park Slope, located four blocks south of the Union Street stop on the R train. Now the building is taking shape, as seen in an update via Curbed NY. The 82,045-square-foot project will include 4,273 and 335 square feet of retail and medical space, respectively, on the ground floor. On the floors above, residential units will come in two-, three-, and four-bedroom residential units, averaging 1,368 square feet apiece. Amenities will include a roof deck, an entertainment space, children’s playroom, and a gym. ODA New York is behind the design and completion is expected later this year.

New Developer Finances 11-Story, 44-Unit Condo Project At 275 Fourth Avenue, Park Slope

Last month, Slate Property Group and Adam America Real Estate sold their development site at 275 Fourth Avenue/251 1st Street, in Park Slope, to Chinese developer Vanke, according to Commercial Observer. An 11-story, 44-unit condominium project is planned, and 5,547 square feet of retail and community space is expected on the ground floor. The new developer has also landed a $33.2 million construction loan and expects to complete the building in Q3 2016. Sales should launch in early 2016 and ODA Architecture is designing.
