YIMBY last checked in on the 32-story, 384-unit mixed-use building under construction at 286 Ashland Place, in Downtown Brooklyn, in November, when it was 24-stories-tall. Two Trees’ tower has now topped out, according to Curbed, and cladding is roughly 20 percent installed. The building will have 21,928 square feet of retail and 45,148 square feet of community space within its base, and of the residential units located above, 76 will be rented at below-market rates. Construction is expected to be finsihed over the summer, and move-ins are scheduled for the fall. TEN Arquitectos is behind the design.

As previously reported, the building will will include significant retail and community spaces, and 20% of the units will be set aside as affordable. Two Trees is developing, TEN Arquitectos is designing, and completion is expected in August of 2016.
While the Downtown Brooklyn construction boom’s biggest impact will be the addition of residential space, its effects on the streetscape are also going to be significant, and few projects will be more significant to the pedestrian experience than 286 Ashland Place. The building, which is being designed by TEN Arquitectos and developed by Two Trees, will soon stand 32 stories tall, but its significant presence at the street level is already becoming apparent, per the latest photos from Tectonic.

Over a year later, the building is now two stories above street level and rising, according to Brownstoner. The building will have 77 units set aside as lottery-allocated housing, and will feature 21,000 and 45,000 square feet of retail and culture space, respectively. Two Trees Management is developing, while TEN Arquitectos is designing. Ismael Leyva is the architect of record, and completion is slated for the second half of 2016.
