The affordable housing lottery has launched for 60 Fulton Street, a 23-story mixed-use building at 54-56 Fulton Street in Manhattan’s Financial District. Designed by Hill West Architects and developed by Parkland Group and Socius Development Group, the structure yields 120 residences. Available on NYC Housing Connect is a waiting list to fill four current and ongoing vacancies for the 30 affordable units allotted to residents at 40 to 130 percent of the area median income (AMI), ranging in eligible income from $24,378 to $187,330.

23-Story, 120-Unit Mixed-Use Building Tops Out at 56 Fulton Street, Financial District

Construction has topped out on the 23-story, 120-unit mixed-use building under development at 56 Fulton Street, located on the corner of Cliff Street in the Financial District. Progress on the structure, including façade installation, can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the 128,540-square-foot tower stands 237 feet to its main roof, or 272 feet to the top of its bulkhead. There will be 5,865 square feet of retail space on the ground floor, followed by rental apartments, averaging 797 square feet apiece. Twenty percent of the apartments, or 24 units, will rent at below-market rates through the affordable housing lottery. The Parkland Group and Socius Development Group are the developers. Goldstein, Hill & West Architects is behind the design and completion is expected next year.

The 23-story, 120-unit mixed-use building under development at 56 Fulton Street, in the Financial District, is now a floor away from topping out. The structure can be seen in a photo posted to the YIMBY Forums. The project will eventually encompass 128,540 square feet. It will feature 5,865 square feet of ground-floor retail space, followed by 120 rental apartments. The units will range from studios to two-bedrooms, twenty percent (24 units) of which will rent through the affordable housing lottery. The Parkland Group and Socius Development Group are developing. Goldstein, Hill, & West Architects are behind the architecture. Completion is expected next year.

23-Story, 120-Unit Mixed-Use Building Rises to 10th Floor at 56 Fulton Street, Financial District

Since rising above street level in March of 2016, the 23-story, 120-unit mixed-use project under development at 56 Fulton Street, on the corner of Cliff Street in the Financial District, has grown to 10 stories. The construction progress can be seen thanks to a photo taken by Tectonic. The 128,540-square-foot tower will eventually host 5,865 square feet of ground-floor retail space and 120 rental apartments, ranging from 450-square-foot studios to 1,250-square-foot two-bedrooms. Twenty percent of them, or 24 units, will rent at below-market rates through the housing lottery. Amenities include storage for 61 bikes, a fitness center, laundry facilities, a lounge, a dining room for events, a game room, and an outdoor terrace on the 23rd floor. The Parkland Group and Socius Development Group are the developers. Goldstein, Hill & West Architects is the design architect, with Andrés Escobar designing the interiors. Completion can probably be expected in early 2017.

Above-Ground Work Underway on 23-Story Rental Project at 56 Fulton Street, Financial District

When YIMBY last reported on the 23-story, 120-unit mixed-use rental project at 56 Fulton Street, between Cliff and Gold streets in the Financial District, $61.75 million in financing had just been landed. That was back in December of 2014. Today, we can report actual construction progress. A photo sent to us by a reader shows the work being done, and that work has reached the second floor.
