Construction is close to topping out on the six-story, 37-unit mixed-use building under development at 23-01 41st Avenue, located on the corner of 23rd Street in the Queens Plaza section of Long Island City. Progress can be seen thanks to an update by The Court Square Blog. The latest building permits indicate the structure will measure 42,367 square feet and rise 60 feet to its roof, not included the bulkhead, when complete.


42-17 74th Street

Two Four-Story, Three-Unit Residential Buildings Coming To 42-17 74th Street, Elmhurst

A Queens-based property owner has filed applications for two four-story, three-unit residential buildings 42-17 and 42-19 74th Street, in northern Elmhurst. The buildings will each measure 4,180 square feet and, across both, the residential units should average 975 square feet apiece. In total, there will be four full-floor apartments and two double-floor duplexes. Amenities include four off-street parking spaces and laundry facilities. Xiaohong Zhao’s Queens-based Ameriland Brook is the architect of record. The 5,000-square-foot site is occupied by a two-story residential building. Demolition permits were recently filed. The Roosevelt Avenue-74th Street stop on the 7, E, F, M, and R trains is three blocks away.

Foundation Work Complete For Six-Story, 37-Unit Mixed-Use Project At 23-01 41st Avenue, Long Island City

Foundation work has been completed for the six-story, 37-unit mixed-use building under development at 23-01 41st Avenue, located on the corner of 23rd Street in the Queens Plaza section of Long Island City. The site can be seen in a photo posted by The Court Square Blog. The latest permits indicate the new building will eventually measure 42,367 square feet. The ground floor will contain 6,233 square feet of commercial space, specifically for photographic studios. The residential units above will be condominiums and should average 684 square feet apiece. An anonymous Midtown-based LLC is the developer. Angelo Ng + Anthony Ng Architects Studio is the design architect and Xiaohong Zhao’s Queens-based Ameriland Brook is the applicant of record. Completion is expected in the second half of 2017.
