Three-Story, Six-Unit Residential Project Planned at 34-31 9th Street, Astoria

A Long Island City-based property owner has filed applications for a three-story, six-unit residential building at 34-31 9th Street, located in the western end of Astoria. The project will measure 5,787 square feet, which means its residential units should average 965 square feet apiece. There will be four off-street parking spaces, two of which will be housed in a garage on the ground floor. Constantine Efstathiou’s Bellmore, N.Y.-based firm is the architect of record. The 50-foot-wide, 5,009-square-foot plot is partly occupied by a three-story townhouse. The new structure will rise on the vacant portion of the lot.

Four-Story, 13-Unit Residential Building Filed at 22-22 Steinway Street, Astoria

An anonymous Roslyn Heights, N.Y.-based LLC has filed applications for a four-story, 13-unit residential building at 22-22 Steinway Street, in the Ditmars section of Astoria. The project will measure 11,605 square feet and its residential units should average 740 square feet apiece, indicative of rental apartments. There will also be nine off-street parking spaces. Nickolas Kazalas’s Astoria-based firm NDKazalas Architecture is the architect of record.

Second Building for 53-Unit Affordable Project Filed at 18-12 20th Avenue, Astoria

In late November, Related Companies filed applications for a four-story, 21-unit residential building at 19-14 20th Avenue, in the Ditmars section of Astoria. Now the developer has filed applications for a second building: a four-story, 32-unit residential structure, at 18-12 20th Avenue. All 53 of the new residential units will rent at below-market rates to veterans, with 20 percent set aside for homeless soldiers. Gran Kriegel Associates will be responsible for the architecture. Two single-story parking garages will have to be demolished for the new structures. Both buildings will be part of Related’s revamp of the seven-building, 444-unit Marine Terrace residential complex, which will get comprehensive renovation of its own.


30-26 14th Street

Four-Story, Seven-Unit Residential Building Coming to 30-26 14th Street, Astoria

An anonymous Astoria-based LLC has filed applications for a four-story, seven-unit residential building at 30-26 14th Street, in Astoria. The project will measure 6,576 square feet and its residential units should average 709 square feet apiece, indicative of rental apartments. A roof terrace with recreation space will top the structure. Befal F. Salim’s Whitestone-based Platonic Solids Architecture is the architect of record. The 25-foot-wide, 2,500-square-foot lot is occupied by a two-story townhouse. Demolition permits were filed in November.


14-07 Broadway

Eight-Story, 83-Unit Residential Project Rises to Third Floor At 14-07 Broadway, Astoria

Construction is three stories above street level on the eight-story, 83-unit residential building under development at 14-07 Broadway, located on the corner of 14th Street western Astoria. Progress on construction can be seen thanks to a photo posted to the YIMBY Forums. The latest building permits indicate the project, dubbed The Baron, will encompass 107,488 square feet and rise 80 feet above street level, not including bulkhead elements. The condominium residential units should average 878 square feet apiece. Lions Group is the developer and Raymond Chan’s Flushing-based architecture firm is responsible for the design. An anticipated completion date is unknown, but late 2017 seems reasonable.
