In between the 4 train’s 176th Street stop and the B and D trains’ stop at 174-175th St Station, in the Bronx’s Mount Hope neighborhood, new building applications have been filed for a sizable project that will have a total construction area of almost 110,000 square feet. That will be divided between a community facility component of 8,479 square feet, to be used by a basketball court and gymnasium on the ground floor, and 88,996 square feet of residential space, to be split between 103 units. With an average unit size of about 850 square feet, rentals are likely. The structure will rise 14 floors in all, and Aufgang Architects is designing, while Procida Companies is the developer.

Downtown Brooklyn’s development boom only seems to be accelerating, with every recent completion seemingly matched by another tower breaking ground. Now, YIMBY has the first word as well as the reveal for a major project planned at 202-208 Tillary Street. The applicants have applied for a rezoning of the site for inclusion within the official Special Downtown Brooklyn District, and the resulting plans are set to allow two connected towers of 23 and 21 floors.

Bronx-based JCAL Development Group has filed applications for a 15-story, 75-unit mixed-use building at 2395 Frederick Douglass Boulevard, located between West 128th and 129th streets in Harlem. The project will encompass 95,200 square feet and rise 147 feet to its roof, according to the filings. There will be 8,625 square feet of retail space for a ground-floor grocery store, followed by 75 apartments across the second through 15th floors. All of the units, averaging 910 square feet apiece, will rent at below-market rates through the housing lottery.

Foundation work is underway on the 14-story, 37-unit residential building under development at 211 West 28th Street, in Chelsea. Progress on construction can be seen thanks to a photo posted to the YIMBY Forums. The building will contain 24,563 square feet of residential space, which means its units should average 664 square feet apiece. All of the apartments will be designated as supportive housing. Arker Companies and the Chelsea Leaf South Housing Development Fund Corporation are the developers. Aufgang Architects is behind the design. A target completion date is unknown.
