14-Story, 89-Unit Mixed-Use Project Tops Out At 92-61 165th Street, Jamaica

Construction has quietly topped out on the 14-story, 89-unit mixed-use affordable housing building under development at 92-61 165th Street, located on the corner of Archer Avenue in downtown Jamaica. A rendering of the project has also been spotted on the construction fence. The latest building permits indicate the structure measures 93,041 square feet and rises 132 feet above street level to its roof.

12-Story, 194-Unit Residential Building Rises to Seventh Floor at 11-39 49th Avenue, Long Island City

The 12-story, 194-unit residential building under construction at 11-39 49th Avenue, located on the corner of 21st Street in the Hunters Point section of Long Island City, is now seven stories above street level, according to The Court Square Blog. The latest building permits indicate the project will encompass 131,854 square feet. The residential units, averaging 677 square feet apiece, will be rental apartments and twenty percent of them (39 units) will rent at below-market rates through the affordable housing lottery. The Criterion Group is the developer and Aufgang Architects is behind the architecture. Completion is expected in late 2018, according to signage, although it appears work is ahead of schedule.


445 West 35th Street

12-Story, 125-Unit Mixed-Use Building Rises to Fifth Floor at 445 West 35th Street, Hudson Yards District

Construction has reached the fifth floor on the 12-story, 125-unit mixed-use project under development at 445 West 35th Street, in the Hudson Yards District. The construction progress can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the structure will eventual measure 121,859 square feet and rise 120 feet above street level, not including the bulkhead. There will be 4,920 square feet of ground-floor retail space, in addition to 1,188 square feet of community facility space in the cellar. The residential units above should average 740 square feet apiece, indicative of rental apartments. Gowanus-based Workshop Design + Architecture is the design architect and Aufgang Architects is the executive architect. YYY Development & Construction is the developer. It is also building the similarly designed 12-story, 186-unit project across Dyer Avenue at 411 West 35th Street. Completion of both is expected in 2017.



275 West 140th Street

Façade Installation Underway on Eight-Story, 54-Unit Mixed-Use Project at 275 West 140th Street, Harlem

Construction has topped out and façade installation has begun on the eight-story, 54-unit mixed-use building under development at 275 West 140th Street, located on the corner of Frederick Douglass Boulevard in northern Harlem. Harlem+Bespoke offered a glimpse of the building, dubbed Strivers Plaza, in its final stages. The latest permits indicate the structure measures 64,948 square feet. The ground floor will host an 8,024-square-foot market, in addition to 498 square feet of community facility space. On the floors above, 53 of the units (the 54th will be occupied by the superintendent) will rent at below-market rates through the affordable housing lottery. The apartments will come in studios to two-bedrooms, averaging 876 square feet apiece. Radson Development is the developer and Aufgang Architects is behind the design. Completion can probably be expected later this year.
