Tammany Hall Renovation and Expansion Nearing Completion at 44 Union Square

Work is nearing completion on the extensive renovation and expansion of the historic Tammany Hall headquarters building at 44 Union Square. Designed by BKSK Architects and developed by Reading International (RDI) with Edifice Real Estate Partners as the owner’s representative, the project involved the addition of a multi-story space-frame dome atop the 90-year-old structure. CNY Group is in charge of construction at the Union Square site, which sits at the corner of East 17th Street and Park Avenue South. Reading International purchased the edifice 18 years ago and received a $57.5 million loan secured by Bank OZK and Fisher Brothers.

Construction Wrapping Up at 25 Great Jones Street in NoHo

\Construction is approaching completion at 25 Great Jones Street, aka 22 Bond Street, an 11-story condominium building in NoHo. Designed by BKSK Architects and developed by Second Development Services and Richport Group, the structure contains six residential units with prices starting at $9.8 million, and will include a penthouse that reportedly spans about 4,000 square feet. BKSK Architects is in charge of the interior design.

The properties are located at 44-54 Ninth Avenue and 351-355 West 14th Street at the corner of 14th Street and Ninth Avenue.

Work has yet to begin at 75 West Broadway, aka 61 Warren Street, a ten-story, 120-foot-tall residential building in Tribeca. The property has sat relatively quiet since YIMBY checked in last summer. Located along West Broadway between Warren Street and Murray Street, the forthcoming project is designed by BKSK Architects and developed by Cape Advisors and Forum Absolute Capital Partners and is set to yield 55,000 square feet.

LPC Approved Updated Proposals from BKSK Architects for Hotel Conversion in Union Square

Earlier this year, the Landmarks Preservation Commission reviewed proposals from BKSK Architects to renovate and convert the historic Margaret Louisa Home in Union Square into a hotel. The design team returned to the LPC with updated proposals following feedback and criticism of the original designs. Located at 16 East 16th Street, the six-story Margaret Louisa Home was completed in 1891 and included 78 bedrooms, parlor and reception rooms, private and public dining spaces, and laundry facilities for over 100 women who lived in the building.
