11 Beach Street

Construction Wrapping on 10-Story, 27-Unit Residential Conversion at 11 Beach Street, TriBeCa

Construction is now wrapping on the transformative 27-unit conversion underway at the 10-story former office building at 11 Beach Street, in TriBeCa. YIMBY can now bring you a photo of the nearly completed project, courtesy of prolific photographer Tectonic. The apartments, which will be condominiums, should average a spacious 3,976 square feet apiece. They will range from three- to five-bedrooms, some of which will come in townhouse-style and penthouse configurations. Amenities include a fitness center, a children’s playroom, an inner courtyard, a landscaped roof deck, and storage space for 14 bikes. Some of the apartments will also feature their own pool. YIMBY revealed renderings of the BKSK Architects-designed project in 2014. Thomas Juul-Hansen is crafting the interiors and HFZ Capital is the developer. Occupancy can probably be expected in the coming months.


509 West 38th Street

30-Story, 225-Unit Mixed-Use Building Rises Into the Sky at 509 West 38th Street, Hudson Yards District

Back in February of 2015, YIMBY revealed updated renderings of the 30-story, 225-unit mixed-use building under development at 509 West 38th Street, in the Hudson Yards District, located four blocks north of the 34th Street-Hudson Yards stop on the 7 train. Construction kicked off last fall and the structure has since risen to roughly the 22nd floor, as seen in photos by Tectonic. The latest building permits indicate the tower will measure 243,689 square feet. It will include 13,739 square feet of retail space across the ground and second floors, and 29,180 square feet of community space for a non-profit on the ground through fifth floors. The units, which will be rental apartments, should average 786 square feet apiece, of which 46 will rent at below-market rates. Amenities listed on the Schedule A include laundry facilities, bike storage space, and a fitness center. Imperial Companies is the developer, while BKSK Architects is behind the design. Completion is expected in early 2017.




529 Broadway

Construction Wraps on Six-Story, 44,000-Square-Foot Retail Building at 529 Broadway, SoHo

In September of 2013, the Landmarks Preservation Commission (LPC) approved the design for a six-story, 44,243-square-foot commercial-retail project at 529 Broadway, located on the corner of Spring Street in SoHo. The site, along with much of the neighborhood, is located within the SoHo-Cast Iron Historic District, which means projects are subject to LPC approval. Construction at the building, technically an expansion of an existing two-story structure, is now wrapping up, as seen in photos by Tectonic. The new structure has already received a majority of its curtain wall and work is likely now focused on the interior. When it opens later this year, the entire building will be leased as retail space. BKSK Architects designed the building, and Aurora Capital Associates, Wharton Properties, Thor Equities, and the Adjmi family are the developers.
