Park Avenue in Brooklyn begins underneath the elevated, dark Brooklyn-Queens Expressway in Clinton Hill and runs east into Bed-Stuy, where it transitions into an odd mix of warehouses, little brick apartment buildings, and aging 19th century wood frame houses. Much of the avenue was originally developed for workers at the Navy Yard, which sits a block away, but Orthodox Jews have settled the area over the last few decades. And now, even the once-desolate industrial blocks just east of the highway are becoming populated with new residential buildings. Yesterday, applications were filed for a five-story building there at 446 Park Avenue, between Kent and Franklin Avenues.

Last week, YIMBY wrote about a pair of apartment buildings planned in Ridgewood, which will be Brookland Capital’s fist project in Queens. Now we have a rendering for their condo development at 443 Bainbridge Street in Bed-Stuy, a few blocks from the developer’s offices on Malcolm X Boulevard.

Four-Story, Eight-Unit Residential Building Planned At 204 Monroe Street, Bedford-Stuyvesant

Tomer Erlich, doing business as an anonymous LLC, has filed applications for a four-story, eight-unit residential building at 204 Monroe Street, in western Bedford-Stuyvesant, located seven blocks north of the Nostrand Avenue stop on the A and C trains. The building will measure 10,000 square feet in total, with 8,000 square feet being used as residential space. Units will average 1,000 square feet apiece, and two duplex units will be located across the third, fourth, and penthouse floors. Robert Lin’s Flushing-based A&T Engineering is the applicant of record. Permits were filed in December to demolish an existing single-story warehouse.

Four-Story, Four-Unit Residential Building Planned At 508A Lexington Avenue, Bedford-Stuyvesant

Taneshwar Sukhdeo, doing business as an Ozone Park-based LLC, has filed applications for a four-story, four-unit residential development at 508A Lexington Avenue, in the heart of Bedford-Stuyvesant. The 4,000-square-foot project will be located 12 blocks north of the Kingston – Throop Avs. stop on the C train, and its full-floor units will average 1,000 square feet apiece. Jamaica-based Banji Awosika Architect is the applicant of record and the lot is currently vacant.

Six-Story, 28-Unit Mixed-Use Building Planned At 322 Gates Avenue, Bedford-Stuyvesant

Just before New Year’s, Foster Equities filed applications for a six-story, 28-unit residential building at 322 Gates Avenue, in Bedford-Stuyvesant, located six blocks south of the Bedford – Nostrand Avs. stop on the G train. According to DNAinfo, the building will measure 22,272 square feet in total and will include a 991 square-foot retail portion on the ground floor. The residential units, which will be rentals, will begin on the second floor and average 760 square feet apiece. Z Architecture is designing the project. The single-story Bedford Beer & Soda Dist. building, acquired for $4.5 million last March, was approved for demolition in the fall.

What New York City Landmarks Were Designated In 2015?

This year marked the 50^th anniversary of the New York City landmarks law, which empowered the Landmarks Preservation Commission to designate landmarks and historic districts in the five boroughs. With 2015 coming to an end, we thought it would be a good time to review what the commission has protected this year. Six individual landmarks and four historic districts were designated, adding up to protection for over 2,000 more structures.

Four-Story, Five-Unit Mixed-Use Building Planned At 687 Myrtle Avenue, Bedford-Stuyvesant

Herman Weiser, doing business as a Brooklyn-based LLC, has filed applications for a four-story, five-unit mixed-use building at 687 Myrtle Avenue, in northwestern Bedford-Stuyvesant. Located four blocks north of the G train’s stop at Bedford-Nostrand Avs., the 6,036 square-foot project will include 1,681 square feet of ground-floor retail space. Residential units begin on the second floor and will average 871 square feet apiece. One of units on the fourth floor will also feature a fifth-floor penthouse, and Greenwich Village-based De-Jan Lu Architect is the applicant of record. An existing two-story townhouse must first be demolished.

Four-Story, Five-Unit Residential Project Filed At 149 Skillman Street, Bedford-Stuyvesant

Property owner David Rubin, doing business as an anonymous LLC, has filed applications for a four-story, five-unit residential building at 149 Skillman Street, in northwestern Bedford-Stuyvesant, three blocks north of the Bedford-Nostrand Avs. stop on the G train. The 10,000 square-foot structure would rise on a 50-foot-wide vacant lot and boast family-sized units averaging 2,000 square feet apiece. The project will likely cater to the Hasidic population, who notably populate this part of Bed-Stuy and, to the north, South Williamsburg. Greenwich Village-based De-Jan Lu Architect is the architect of record.
