Four-Story, Eight-Unit Residential Building Planned At 490 Van Buren Street, Bedford-Stuyvesant

Williamsburg-based Urban View Realty has filed applications for a four-story, eight-unit residential building at 490 Van Buren Street, in Bedford-Stuyvesant near the Bushwick border, two blocks from the J train’s Kosciuszko Street stop. The building will measure 6,000 square feet, and at two per floor, units will average 750 square feet apiece. Woody Chen’s Elmhurst-based Infocus Design & Planning is the applicant of record, and an existing two-story house must first be demolished.


568 Lafayette Avenue

Four-Story, 10-Unit Residential Building Planned At 568 Lafayette Avenue, Bedford-Stuyvesant

Shlomo Sinay, head of Borough Park-based Candor Capital, has filed applications for a four-story, 10-unit residential building at 568 Lafayette Avenue, in western Bedford-Stuyvesant, half a block from the G train’s stop at Nostrand Avenue. The building will measure 6,661 square feet in total, and units will average a rental-sized 666 square feet; two units on the fourth floor will also share a fifth floor penthouse. Boaz Golani’s Bronx-based BMG Design Build is the architect of record, and an existing four-story, three-unit townhouse must first be demolished.


420 Tompkins Avenue

Six-Story, 44-Unit Residential Building Rising At 420 Tompkins Avenue, Bedford-Stuyvesant

Earlier this year, the two-story hardware store at 420 Tompkins Avenue, in southwestern Bedford-Stuyvesant, was demolished to make way for a six-story, 44-unit residential building, and now the steel-framed structure is a story above street level, per Brownstoner. Charles Mallea is designing, and the building will measure 29,908 square feet, featuring rental-sized units averaging 680 square feet. Bed-Stuy-based CS Management is developing, and completion is expected in the spring of 2016.


672 Halsey Street

19 Residential Units Under Construction At 668-672 Halsey Street, Bedford-Stuyvesant

Late last year, a four-story, eight-unit residential building topped-out at 672 Halsey Street, in eastern Bedford-Stuyvesant, and now, Brownstoner reports the façade as wrapped up. To the right at 670 Halsey Street, a four-story, seven-unit building has also recently topped out. Black Pearl Holding LLC is developing those two properties. Adjacent to No. 670, construction has not yet begun on Tomer Erlich’s planned four-story, four-unit building at 668 Halsey Street. Jamaica-based Banji Awosika Architect is the architect of record for all three developments.

Most of Bed-Stuy’s vinyl-clad 19th century wood frames aren’t long for this world, and soon, two more will meet the wrecking ball. Today, new building applications were filed for a small residential development at 299 Van Buren Street in Bed-Stuy, between Lafayette and Stuyvesant Avenues.
