Four-Story, Eight-Unit Residential Building Coming To 216 Spencer Street, Bed-Stuy

Bedford Realty, doing business under Spencer Estates LLC, has filed applications for a four-story, eight-unit residential building at 216 Spencer Street, a vacant lot in the northwestern corner of Bedford-Stuyvesant near the Bedford-Nostrand stop on the G train. The building will measure 6,680 square feet, which means units will average 835 square feet. Jeffrey Kamen is the applicant of record, and the site’s former three-story occupant was demolished in 2001.


120 Skillman Street

Eight-Family Mixed-Use Project Filed At 120 Skillman Street, Bed-Stuy

Property owner Lipa Rubin, of Hess Management, has filed applications for a five-story, eight-unit mixed-use building at 120 Skillman Street, in the northwestern corner of Bedford-Stuyvesant. The building will measure 8,085 square feet, and a commercial portion will span 1,490 square feet on the ground floor. There will be two units per floor, measuring an average 825 square feet. Boaz Golani’s BMG Design Build is designing, and an existing two-story home was filed for demolition in April.


754 Lafayette Avenue

Four-Story, Two-Unit Townhouse Planned At 754 Lafayette Avenue, Bedford-Stuyvesant

Property owner Jose Minassian has filed applications for a four-story, two-unit residential building on the 14-foot wide vacant lot at 754 Lafayette Avenue, in central Bedford-Stuyvesant, four blocks east from the Bedford Avenue stop on the G. The 2,762 square-foot building will split its space between just two residences, making for a condo-sized unit of 1,381 square feet. Gerald Caliendo is designing.

Property owner Jisel Cruz has filed applications for a three-story, three-unit residential building at 823 Kent Avenue, in the northwestern corner of Bedford-Stuyvesant. The building will measure 4,910 square feet, with each unit measuring an average of 1,635 square feet, so condos are definitely in store. Todd O’Connell is the architect of record, and an existing, recessed two-story, single-family structure must first be removed.

Four-Story, Three-Unit Building In The Works At 108 Jefferson Avenue, Bed-Stuy

Property owner Joseph Emergi has revived applications, originally filed in 2013, calling for a four-story, three-unit residential building at the vacant lot of 108 Jefferson Avenue, in southwestern Bedford-Stuyvesant, three blocks north of the Nostrand Avenue subway stop. The building will measure 3,830 square feet, which means units will average a condo-sized 1,280 square feet. Gerald Caliendo is designing.
