The residential units above, which will be rental apartments, should average 931 square feet apiece. They will range from studios to three-bedrooms.
Yosef Streicher, doing business as an anonymous Brooklyn-based LLC, has filed applications for a five-story, 20,421-square-foot mixed-use commercial building at 5501 New Utrecht Avenue, in the heart of Borough Park. The ground floor will host 3,200 square feet of retail space, followed by a 171-child daycare center on the second and third floors, and medical offices on the fourth and fifth floors. Charles Mallea’s Brooklyn-based M Architecture is the architect of record. The irregularly-shaped, 3,351-square-foot lot, at the corner of 55th Street, is currently occupied by a single-story commercial building. Demolition permits haven’t yet been filed. The site is located directly below the 55th Street stop on the D train.
Yacov Levine has filed applications for a four-story, four-unit residential building at 1423 45th Street, in the heart of Borough Park. The structure will measure 4,336 square feet, which means its full-floor residential units should average 1,084 square feet apiece, indicative of family-sized configurations. Peter Gee’s South Slope-based Gee 2000 Architect is the architect of record. The 20-foot-wide, 2,004-square-foot plot is currently occupied by a two-story townhouse. Demolition permits have not yet been filed. The site is located four blocks from the Fort Hamilton Parkway stop on the D train.
Property owner Samuel Landau has filed applications for a four-story, five-unit mixed-use building at 1455 51st Street, in the heart of Borough Park, located three blocks from the 50th Street stop on the D train. The structure will measure 8,132 square feet, and will include a 2,732-square-foot religious organization on the ground and cellar levels. The residential units above should average 1,080 square feet apiece, indicative of family-sized apartments. Nanuet, N.Y.-based Thomas Kenneth is the applicant of record. The 30-foot-wide, 3,005-square-foot lot is currently occupied by a two-story house. Demolition permits were filed in January.
Israel Friedman, doing business as an anonymous Brooklyn-based LLC, has filed applications for a three-story, two-unit residential building at 1065 57th Street, in Borough Park, located six blocks from the Fort Hamilton Parkway stop on the N train. The structure will measure 10,628 square feet. There will be a duplex unit located on the ground and second floors, followed by a single unit on the third floor. If the residential space is divided like so, the duplex unit should measure 5,284 square feet, and the third-floor unit should measure 2,642 square feet, and those numbers are indicative of condominiums. Brooklyn-based Asher Hershkowitz is the architect of record. An existing two-and-a-half-story, wood-framed house must first be demolished.
