Property owner Samuel Landau has filed applications for a four-story, five-unit mixed-use building at 1455 51st Street, in the heart of Borough Park, located three blocks from the 50th Street stop on the D train. The structure will measure 8,132 square feet, and will include a 2,732-square-foot religious organization on the ground and cellar levels. The 30-foot-wide, 3,005-square-foot lot is currently occupied by a two-story house. Demolition permits were filed in January.

The structure will measure 10,628 square feet. There will be a duplex unit located on the ground and second floors, followed by a single unit on the third floor. If the residential space is divided like so, the duplex unit should measure 5,284 square feet, and the third-floor unit should measure 2,642 square feet, and those numbers are indicative of condominiums. Brooklyn-based Soft Stone Development has filed applications for a three-story, two-family residential building at 1441 58th Street, in the heart of Borough Park, located four blocks from the 62nd Street stop on the D train. The project will encompass 7,212 square feet, and its residential units should average a very spacious 3,574 square feet apiece, which means condominiums are surely in the works. The ground and cellar levels will contain one apartment, while the second and third floors will host the other unit. Genaro Urueta’s Maspeth-based Studio Gallos is the architect of record. The 40-foot-wide lot is currently occupied by a two-story house. Demolition permits were filed back in December.

David Weisz, doing business as an anonymous Midtown-based LLC, has filed applications for two four-story, four-unit residential building at 1430-1432 51st Street, in the heart of Borough Park, located four blocks from the 50th Street on the D train. The structures will measure 7,259 and 7,083 square feet respectively. Across both buildings, the full-floor residential units should average 1,377 square feet apiece, indicative of condominiums. The buildings will be topped by a open roof terrace. Hudson Valley-based Kenneth Thomas is the applicant of record. The 50-foot-site’s two-and-a-half-story house has yet to receive demolition permits.

Brooklyn-based Abraham Wieder has filed applications for a six-story, eight-unit mixed-use building at 5601 13th Avenue, located on the corner of 56th Street in southern Borough Park, two blocks from the 55th Street stop on the D train. The structure will encompass 18,366 square feet, with 2,352 square feet to be used for retail space on the ground floor. An additional 2,962 square feet on the second floor will be for a community facility, and the residential units on floors three through six should average 1,116 square feet apiece, indicative of family-sized apartments. Brooklyn-based Asher Hershkowitz is the architect of record. Demolition permits were filed in February for the site’s existing two-story brick house.
