Two Three-Story, Six-Unit Residential Buildings Filed At 8 East 4th Street, Windsor Terrace

Property owner Forrest Gurl has filed applications for two three-story, six-unit residential buildings at 6-8 East 4th Street, in Windsor Terrace, located three blocks from the Fort Hamilton Parkway stop on the F and G trains. Each of them will measure roughly 8,700 square feet in total, and both will have exactly 6,634 square feet of residential space. Since there are six apartments in each building, the units will average 1,106 square feet apiece, which means condos are probably in the works. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the architect of record. The site’s former two-story townhouse and adjoining garage were demolished last year.


163 Columbia Street

Developer Close To Making Deal On Four-Story, Four-Unit Project At 163 Columbia Street

The Carroll Gardens Association is planning to sell the vacant lot at 163 Columbia Street, in the Columbia Street Waterfront District, to Avery Hall Investments for an undisclosed amount, DNAinfo reports. The deal, which has been years in the making, must first be approved by the City Council and includes preserving 28 affordable residential units in various buildings on the same street. Avery Hall plans to build a four-story, four-unit project measuring 5,485 square feet. YIMBY reported on the filings late last year, and we also revealed the developer’s planned project next door at 161 Columbia Street. Brooklyn-based Bricolage Designs is the architect of record.


399 Prospect Place

Five-Story, Five-Unit Residential Building Planned At 399 Prospect Place, Crown Heights

Matt Schneider, doing business as an anonymous LLC, has filed applications for a five-story, five-unit residential building at 399 Prospect Place, in the northwestern corner of Crown Heights. The project – located six blocks north of the Eastern Parkway-Brooklyn Museum stop on the 2 and 3 trains – will measure 5,380 square feet in total. The full-floor units will average 1,076 square feet, which means condos are likely. The unit on the fifth floor will also include a sixth-floor penthouse, according to the Schedule A. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the architect of record. Demolition permits were filed in November to knock down the existing two-story, four-unit apartment building.


83 Eagle Street

Four-Story, Six-Unit Residential Project Planned At 83 Eagle Street, Greenpoint

Eric Orlofsky, doing business as an anonymous LLC, has filed applications for a four-story, six-unit residential building at 83 Eagle Street, in northern Greenpoint, eight blocks north of the G train’s stop at Greenpoint Avenue. The first floor will have one unit and the next two floors will accommodate two units each. The last unit will span the fourth floor along with a fifth-floor penthouse, according to the Schedule A. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the applicant of record, and an existing single-story structure must first be demolished.
