1776 Broadway

Four- And Three-Story Buildings Planned At 1776 Broadway And 482 Marion Street, Ocean Hill

An anonymous Brooklyn-based LLC has been filing applications since January of 2014 for a four-story, three-unit mixed-use building at 1776 Broadway, and a three-story, two-unit residential building at 483 Marion Street, in Ocean Hill, located directly below the Chauncey Street stop on the J/Z trains. The new buildings will measure 6,201 and 3,205 square feet each, respectively, and the larger building will feature 1,240 square feet of retail space on the ground floor. Across both buildings, there will be 6,124 square feet of residential space, which means the apartments should average a spacious 1,225 square feet apiece. The units could be new-construction family-sized condominiums, which would be unprecedented in this part of Brooklyn for this building cycle. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the architect of record. The 20-foot-wide, 3,342-square-foot lot is currently vacant.


1014 Banner Avenue

Six-Story, Eight-Unit Mixed-Use Building Filed At 1014 Banner Avenue, Brighton Beach

An anonymous Brooklyn-based LLC has filed applications for a six-story, eight-unit mixed-use building at 1014 Banner Avenue, in Brighton Beach, located four blocks north of the Brighton Beach stop on the B/Q trains. The new structure will measure 13,252 square feet in total and will feature a 2,140-square-foot children’s daycare on the ground and cellar levels. The residential units, many of them duplexes, will begin on the second floor and should average 1,149 square feet apiece. There will be recreational amenity space on the second floor. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the architect of record. The 30-foot-wide lot is currently occupied by a single-story house. Demolition permits have not yet been filed.




132 Wyckoff Avenue

Four-Story, 18-Unit Mixed-Use Building Filed At 132 Wyckoff Avenue, Bushwick

Property owner Santino Battiata has filed applications for a four-story, 18-unit mixed-use building at 132 Wyckoff Avenue, in northern Bushwick, located on the corner of Stanhope Street and right above the DeKalb Avenue Station on the L train. The 38,723-square-foot project will replace two two-story buildings at 132-134 Wyckoff and the vacant lot at 130 Wyckoff. There will be 5,272 and 588 square feet of ground-floor retail and medical office space, respectively. Beginning on the floor above, residential units will average a relatively spacious 959 square feet apiece, and the new building will be topped by rooftop recreational space.
