An anonymous Great Neck, N.Y.-based LLC has filed applications for a four-story, eight-unit residential project at 1817 University Avenue, in the West Bronx’s Morris Heights section. The new building will measure 8,666 square feet and its residential units should average a family-sized 912 square feet apiece. One of the units on the fourth floor will also feature space in an upper penthouse level. Mohammad R. Badaly’s Mount Vernon, N.Y.-based architecture firm is the architect of record. The 25-foot-wide, 2,651-square-foot lot is vacant.


1430 Bruckner Boulevard

Two-Story, 49,600-Square-Foot Self-Storage Facility Planned at 1430 Bruckner Boulevard, Soundview

Stock N’ Lock, doing business as SNL Storage, has filed applications for a two-story, 49,560-square-foot self-storage facility at 1430 Bruckner Boulevard, located between Bronx River and Close avenues in the East Bronx’s Soundview section. The new building will stand 29 feet in height and host 25,625 square feet of commercial space. Self-storage units will be located on the cellar, ground, and second floors. There will also be two loading berths and two off-street parking spaces. Virginia-based Butz Wilbern LTD is the applicant of record. The 25,639-square-foot lot is occupied by a few small warehouses. Demolition permits were filed in September.


536 East 183rd Street

Five-Story, 10-Unit Mixed-Use Building Filed At 536 East 183rd Street, Belmont

An anonymous LLC has filed applications for a five-story, 10-unit mixed-use building at 536 East 183rd Street, in the Belmont section of the Bronx. The project will measure 15,181 square feet, featuring 1,255 square feet of ground- and cellar-level retail space, followed by residential units on the second through fifth floors. The apartments should averge 998 square feet apiece, which means they will likely be geared towards families. Midtown South-based Issac & Stern Architects is the architect of record. The 3,807-square-foot plot is vacant.


2088 Valentine Avenue

New Three-Story, Three-Unit Residential Building Coming To 2088 Valentine Avenue, Fordham Heights

A Bronx-based property owner has filed applications for a three-story, three-unit residential project at 2088 Valentine Avenue, in the West Bronx’s Fordham Heights section. The building will measure 4,684 square feet and its full-floor residential units should average a family-sized 1,561 square feet apiece. The 18-foot-wide, 1,808-square-foot property is was occupied by a three-story townhouse until it was demolished back in April. It was demolished under emergency declaration due to a six-alarm fire that damaged the structure in late 2015. Anthony Hatziioannou’s Jericho, N.Y.-based architecture firm is the architect of record.
