Single-Story Commercial Building Turned Into Coffee Shop At 2430 Third Avenue, Mott Haven

Somerset Partners is renovating the single-story commercial building at 2430 Third Avenue, on the corner of East 134th Street in Mott Haven, into a coffee shop. According to DNAinfo (h/t Curbed NY), the NYC-based coffee chain Filtered Coffee, co-owned by Karen Paul and Aaron Baird, will operate the new café. Both the interior and exteriors of the structure are being renovated and repurposed. New entrances are being added in addition to a skylight, per the latest filing with the Department of Buildings. Vladimir Constant’s NoMad-based The Hudson Group is the applicant of record, although Barcelona-based Alonso Balaguer is designing the project. The shop’s grand opening is scheduled for April 2.

Four-Story, Seven-Unit Mixed-Use Building Planned At 2414 Hughes Avenue, Belmont

Property owner Eleen Nihan has filed applications for a four-story, seven-unit mixed-use building at 2414 Hughes Avenue, in Belmont, located four blocks south of Fordham University’s Rose Hill campus. The structure will encompass 5,837 square feet and will include a 312-square-foot doctors office on the ground floor. The residential units should average 643 square feet apiece, which means rental apartments are in the works. Mohammad Badaly’s Mount Vernon, N.Y.-based Badaly Architects is the architect of record. The site’s existing two-story wood-framed house must first be demolished.

More Market Rate Housing Coming to East Tremont at 712 East 175th Street

When Robert Moses built the Cross-Bronx Expressway half a century ago, he demolished dozens of large apartment buildings in East Tremont to make way for the six-lane highway. It’s taken the blocks nearby decades to recover, but they are finally seeing new life, in the form of large affordable apartment buildings and small market-rate ones. Yesterday, new building applications were filed for a six-story, market-rate apartment building at 712 East 175th Street.

Property owner Ramon Aquino, doing business as an anonymous Bronx-based LLC, has filed applications for a three-story, single-family townhouse at 126 West 165th Street, in Highbridge, located less than a mile north of the 161st Street-Yankee Stadium stop on the 4/B/D trains. The townhouse will measure a total 2,538 square feet and will rise on a vacant, 16-foot-wide lot. The building will rise 35 feet above street level, which means ceiling heights will be generous, and there will be a single off-street car parking spot. Reza Khamcy’s Great Neck-based Icon Engineering is the applicant of record.
