Five-Story, Six-Unit Mixed-Use Building Now Planned at 2746 Fulton Street, East New York

In early 2015, YIMBY reported on plans for a four-story, three-unit mixed-use building at 2746 Fulton Street, located near the corner of Bradford Street, in the Cypress Hills section of East New York. Thanks to the passage of the East New York rezoning in early 2016, a new developer is now proposing a larger project. Brooklyn-based Blessed Homes LLC has filed applications for a six-story, five-unit mixed-use building at the site. It will measure 9,700 square feet and contain 1,870 square feet of ground-floor retail space. There will five full-floor residential units, averaging 1,104 square feet apiece, across the second through sixth floors.


300 Livingston Street

Façade Installation Underway on 25-Story, 714-Unit Mixed-Use Building at 300 Livingston Street, Downtown Brooklyn

Façade installation is now up to the 17th floor on the 25-story, 714-unit mixed-use building, which topped out in October, at 300 Livingston Street, located on the corner of Bond Street in Downtown Brooklyn. The structure can be seen thanks to a photo posted to the YIMBY Forums. The latest building permits indicate the project will encompass 734,312 square feet and rise 250 feet to its main roof, or 271 feet to the top of the bulkhead.



194 Lexington Avenue

Five-Story, Eight-Unit Residential Building Filed at 194 Lexington Avenue, Bedford-Stuyvesant

Brooklyn-based BQM Real Estate Management has filed applications for a five-story, eight-unit residential building at 194 Lexington Avenue, in Bedford-Stuyvesant. The project will measure 6,748 square feet and its residential units should average 793 square feet apiece, indicative of rental apartments. The fifth floor will host space exclusive to the one of the fourth-floor units, per the project’s Schedule A. Woody Chen’s Elmhurst-based Infocus Design & Planning is the architect of record. The 3,200-square-foot lot is occupied by a two-story townhouse and a garage. Demolition permits have not been filed.


327 Rutland Road

Two Three-Story, Six-Unit Residential Buildings Planned at 327 Rutland Road, Prospect Lefferts Gardens

An anonymous Queens-based LLC has filed applications for two three-story, six-unit residential buildings at 327 and 329 Rutland Road, in Prospect Lefferts Gardens. The new buildings will measure 5,068 square feet each. Across both, the residential units should average 600 square feet apiece, indicative of rental apartments. Sion Hourizadeh’s Floral Park, N.Y.-based engineering firm is the applicant of record. The 4,000-square-foot lot is occupied by a two-story wood-frame house. Demolition permits were filed August.
