Downtown Brooklyn is abuzz with new construction. YIMBY has covered this extensively and it’s been plain to see for those traveling around the city. Now, one of two new hotels on the same block in the neighborhood is inching closer to completion.
Property owner Zin Long Dai has filed applications for a four-story, 11-unit mixed-use building at 1759 Bay Ridge Parkway, in Bensonhurst. It will measure 15,190 square feet and will include a 5,190-square-foot daycare center on the ground and cellar levels, followed by residential units on the second through fourth floors. The residential units should average 909 square feet apiece, which means either rentals or condominiums could be in the works. A 13-car parking garage will be located in the cellar. Shiming Tam’s Brooklyn-based architecture firm is the architect of record. The 8,000-square-foot site is currently occupied by two-and-a-half-story house. Demolition permits were filed in August. The 79th Street stop on the D train is five blocks away.
A parking lot on a valuable stretch of Atlantic Avenue in Boerum Hill won’t be empty for much longer. Bluerock Real Estate is planning a six-story, four-unit building with commercial space at 330 Atlantic Avenue, between Smith and Hoyt streets.
Brooklyn-based property owner Yidel Kohn has filed applications for two four-story, eight-unit residential buildings at 141 Utica Avenue and 1184 St. Marks Avenue, in eastern Crown Heights. They will each measure 7,546 square feet and, across both, the residential units should average 682 square feet apiece, indicative of rental apartments. The ground-floor apartments will also feature space in the cellar. Sander Weiss’s Brooklyn-based Gelu Durus Musica is the architect of record. The 5,180-square-foot corner lot is currently vacant. The Utica Avenue stop on the A/C trains is seven blocks away.
Brooklyn-based Yeshiva Amod Hatorah Inc. has filed applications for a four-story, six-unit mixed-use building at 1473 50th Street, in the heart of Borough Park. The project will measure 15,589 square feet. It will include a 3,650-square-foot religious facility on the ground and cellar levels, followed by six residential units across the second through fourth floors. The units should average 1,253 square feet apiece, indicative of condominiums. Ruslan Goychayev’s Brooklyn-based RSLN Architecture is the architect of record. The 40-foot-wide, 4,006-square-foot property is currently vacant. The 50th Street stop on the D train is three blocks away.
