319 Schermerhorn Street

21-Story, 74-Unit Mixed-Use Project Two Floors From Topping Out at 319 Schermerhorn Street, Downtown Brooklyn

Construction has reached the 19th floor at 319 Schermerhorn Street, in Downtown Brooklyn, where a 21-story, 74-unit mixed-use building is being developed. The latest photos, posted to the YIMBY Forums, were taken by prolific photographer Tectonic. Dubbed the Nevins, it will eventually stand 210 feet above street level and encompass 90,181 square feet, per the latest building permits. There will be 5,100 square feet of ground-floor retail space. The residential units, condominiums, will range from studios to three-bedrooms. A list of amenities were included in YIMBY’s January update. At that time, the project was seven stories tall. Adam America Real Estate and the Naveh Schuster Group are the developers. Issac & Stern Architects is the design architect. Andres Escobar & Associates is designing the interiors. Completion is expected in early 2017.


1749 Benson Avenue

Four Three-Story, Three-Family Houses Coming to 1749-1759 Benson Avenue, Bath Beach

Brooklyn-based DeVito Development has filed applications for four three-story, three-unit residential buildings at 1749-1759 Benson Avenue, in Bath Beach. Each of the them will measure 2,770 square feet and their full-floor residential units should average 923 square feet apiece, which means apartments with family-sized configurations are in the works. Each building will include two off-street parking spaces, one space of which will be located in a ground floor garage. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the architect of record. The 97-foot-wide, 6,863-square-foot property, located at the corner of Bay 17th Street, is occupied by a two-story house. Demolition permits were filed earlier this month. The 18th Avenue stop on the D train is two blocks away.


33 Eagle Street

Construction Complete on Seven-Story, 98-Unit Affordable Residential Building at 33 Eagle Street, Greenpoint

Yesterday, YIMBY brought you an update on the completed 93-unit affordable residential building at 21 Commercial Street, in Greenpoint, built as part of the 10-building Greenpoint Landing mega-development. Another piece of Greenpoint Landing, at 33 Eagle Street, can also be declared as complete, thanks to a photo posted to the YIMBY Forums. There, a seven-story, 98-unit mixed-use structure sits measuring 96,446 square feet. It includes 1,514 square feet of ground-floor retail space and contains 97 affordable residential units (and one unit for the superintendent), which range from studios to two-bedrooms and average 885 square feet apiece. Amenities include a fitness center, laundry facilities, storage for 49 bikes, and a courtyard. Park Tower Group and L+M Development Partners are the developers, and Handel Architects is behind the design. Occupancy is probably imminent.



1737 81st Street

Three-Story, Six-Unit Residential Building Filed at 1737 81st Street, Bensonhurst

Brooklyn-based property owner Richard Napolitano has filed applications for a three-story, six-unit residential building at 1737 81st Street, in southern Bensonhurst. It will measure 7,072 square feet and its residential units should average 884 square feet apiece. It’s unclear whether the units will be rental apartments or condominiums, but the project will include five off-street parking spaces. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the architect of record. The 50-foot-wide, 4,617-square-foot property is currently occupied by a two-story house. Demolition permits were filed in March. The 79th Street stop on the D train is three blocks away.
