Four-Story, Eight-Unit Residential Building Planned at 114 Jefferson Street, Bushwick

Property owner Moshe Friedman, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, eight-unit residential building at 114 Jefferson Street, in western Bushwick. It will measure 5,966 square feet and its residential units should average 682 square feet apiece, indicative of rental apartments. There will be two units per floor, although one of the ground-floor apartments will contain space in the cellar, and one of the top-floor apartments will feature space in an upper mezzanine level. Boaz Golani’s Brooklyn-based Beam Group is the architect of record. The 25-foot-wide, 2,500-square-foot property is currently occupied by a three-story townhouse. Demolition permits haven’t been filed. The Myrtle Avenue stop on the J, M, and Z trains is located three blocks away.


568 Lafayette Avenue

Reveal for Four-Story, 10-Unit Residential Building Planned at 568 Lafayette Avenue, Bedford-Stuyvesant

A rendering has surfaced of the planned four-story, 10-unit residential building at 568 Lafayette Avenue, in western Bedford-Stuyvesant. The latest building permits — which YIMBY first reported on in August of 2015 — indicate the project will measure 8,542 square feet. The residential units should average 655 square feet apiece, indicative of rental apartments. Two units will occupy each of the ground and second floors, followed by three units on the third floor, and three units across the fourth and penthouse levels. Amenities include laundry facilities, bike storage, and a 300-square-foot rear yard. Borough Park-based Candor Capital is the developer and Boaz Golani’s Bronx-based Beam Group is behind the architecture. A four-story townhouse must first be demolished. The Bedford-Nostrand Avenues stop on the G train is a few steps away.


334 Butler Street

Eight-Story, 13-Unit Mixed-Use Condo Project Filed at 137 Fourth Avenue, Park Slope

Just last week, a rendering was revealed of the planned eight-story condominium project coming to 137 Fourth Avenue (a.k.a. 334 Butler Street), in northern Park Slope. Now, official new building applications have been filed with the Building Department. The development will measure 18,106 square feet and will contain 1,385 square feet of commercial-retail space on the ground floor. Thirteen residential units will be located on the second through eighth floors, average 967 square feet apiece. Two duplex penthouses will occupy the seventh and eighth floors. Amenities include private residential storage, a fitness center, and a rooftop terrace. Arbie Development is the developer and ARC Architecture + Design Studio is the architect. A three-story townhouse must first be demolished. Completion is expected in 2018.


856 Pacific Street

Diocese of Brooklyn Plans Four-Story, 47,700-Square-Foot Office Building at 856 Pacific Street, Prospect Heights

The Co-Cathedral of St. Joseph, located at 856 Pacific Street in Prospect Heights, has filed applications for a four-story, 47,722-square-foot office building directly to its east, DNAinfo reported. The new building will contain 23,021 square feet of community facility space and will likely be occupied by the Diocese of Brooklyn. The ground floor will contain a lobby, a parking garage, a screening room, followed by office space on the second through fourth floors. An outdoor terrace will be located on the ground floor. Midtown South-based PBDW Architects is the architect of record. The site is vacant, with exception of a three-story, 8,133-square-foot rectory building. Demolition permits were recently filed.


114 Kensington Street

Twin Three-Story, Single-Family Houses Coming to 114 Kensington Street, Manhattan Beach

Property owner Igor Yanovskiy, doing business as an anonymous Brooklyn-based LLC, has filed applications for two three-story, single-family houses at 110-114 Kensington Street, in Manhattan Beach. Each will measure 3,124 square feet and will host 2,182 square feet of residential space. The living quarters will be located on the second and third floors, while the ground floor will be flood resistant. In addition, each house will come with a 218-square-foot, single-car garage. Joel A. Miele’s Queens-based Miele Associates is the architect of record. The 60-foot-wide, 6,240-square-foot property was occupied by a two-story, single-family house until it was demolished last year.
