Four-Story, Two-Family Mixed-Use Building Coming to 737 Park Place, Crown Heights

Itamar Bruhim, doing business as an anonymous Floral Park-based LLC, has filed applications for a four-story, two-unit mixed-use building at 737 Park Place, in western Crown Heights, located five blocks from the Franklin Avenue stop on the 2/3/4/5 trains. The structure will measure 4,378 square feet, and 1,254 square feet of that will be dedicated to ground-floor retail space. Above, one unit will be hosted on the second and third floor, and a second unit will be located in the fourth floor and penthouse level. The apartments should average a spacious 1,612 square feet, which means condominiums must be in the works. Roman Sorokko’s Little Neck-based Versatile Engineering is the applicant of record. The 20-foot-wide, 1,513-square feet lot is currently vacant.

Permits Filed: 112 Fleet Place, Downtown Brooklyn

Most new construction in Downtown Brooklyn easily falls into the category of “megaproject,” from the residential towers and mall of City Point to John Catsimatidis’ 32-story residential development at 86 Fleet Place. But every once in a while, someone files a somewhat reasonably sized building on a small lot there. Yesterday’s crop of filings brought a new building application for a skinny, 11-story residential development at 112 Fleet Place.

113-123 Clifton Place

Six Four-Story, Three-Unit Townhouses Coming to 113-123 Clifton Place, Bedford-Stuyvesant

Brooklyn-based CS Real Estate Group has filed applications for three four-story, six-unit residential buildings at 113-123 Clifton Place, in western Bedford-Stuyvesant, located around the block from the Classon Avenue stop on the G train. The development will likely read like townhouses, as each building will actually be split into two 20-foot-wide sections, with three units in each “townhouse.” All of the townhouse sections will have similar configurations, with one unit located on the ground and cellar levels, another unit located on the second floor and part of the third floor, and the final unit hosted on the rest of the third floor and the entire fourth floor. The residential space varies between each building, but an average unit across the whole development should cover 1,027 square feet, indicative of condominiums. Karl Fischer is the architect of record. The 120-foot-wide lot is currently occupied by a two-story commercial building and a low-slung warehouse. Permits were field last year to demolish the structures.


613 Baltic Street

11-Story, 44-Unit Mixed-Use Condo Project Rises to Fifth Floor at 613 Baltic Street, Park Slope

Back in December of 2015, updated renderings were revealed of the 11-story, 44-unit mixed-use building under development at 613 Baltic Street, in northern Park Slope, located six blocks south of the Atlantic Avenue-Barclays Center stop on the D/N/R trains. Now, construction is underway on the fifth floor of the structure, as seen in a photo by our friend Tectonic. The structure, dubbed the Baltic, will encompass 83,154 square feet, and will include 3,157 and 2,163 square feet of retail and community facility space, respectively, on the ground floor. The residential units will be condominiums, averaging 1,339 square feet apiece, and two- and three-bedroom apartments are currently on the market. Amenities include a fitness center, landscaped gardens and terraces, a roof deck featuring lounges, grills, and dining areas, a movie theater, storage for 22 bikes, and a 10-car garage in the cellar. JDS Development Group is the developer and VOA Architecture is behind the design. Completion is expected in 2017.


610 Warren Street

Seven-Story, 31-Unit Condominium Building Tops Out at 610 Warren Street, Boerum Hill

In March, updated renderings were revealed of the seven-story, 31-unit residential building under development at 610 Warren Street, in Boerum Hill, located six blocks south of the Atlantic Avenue-Barclays Center stop on the D/N/R trains. Now, the building is topped-out and likely getting prepared to receive its façade, as seen in a photo by Tectonic. The project, dubbed Six Ten Warren, will measure 47,050 square feet in its entirety, and its residential units should average 1,150 square feet apiece. The apartments will be condominiums ranging from one- to four-bedrooms. Amenities include a rooftop terrace, a fitness center, a children’s playroom, private residential storage, lounges, storage for 16 bikes, and a 16-car garage. Issac & Stern Architects is behind the architecture, while Paris Forino Design is designing the interiors. Adam America Real Estate is the developer. Completion is expected in the spring 0f 2017.
