Reveal For Two-Building, 16-Unit Residential Project at 164 South Oxford Street & 171 South Portland Avenue, Fort Greene

Back in March of 2015, YIMBY reported on new applications filed for a two-building residential project on the block-thru lot at 164 South Oxford Street and 171 South Portland Avenue, in Fort Greene, located within four blocks of the B, C, D, G, N, Q, R, 2, 3, 4, and 5 trains and Atlantic Terminal. Now, the developer, East River Partners, is moving forward with slightly more contextual plans than their initial proposal in 2014 and has revealed renderings of it to Curbed NY. The latest building permits describe the South Oxford Street component as a four-story, 11,070-square-foot structure with seven units. Its units should average 1,212 square feet apiece. The South Portland Avenue side will be a five-story, 19,732-square-foot building with nine units averaging 1,566 square feet apiece. The apartments, which will be condominiums, will come in two-, three-, and four-bedroom configurations. Work is currently underway and completion is expected in early 2017. Flatiron District-based Barry Rice Architects is the architect of record.

Permits Filed: 685 Fourth Avenue, Greenwood Heights

Fourth Avenue’s development boom is moving south from Park Slope into Greenwood Heights. Developer Steve Cheung filed plans on Friday to erect a 12-story, mixed-use building at 685 Fourth Avenue, on the corner of 22nd Street. The 120-foot-tall project will bring 81 apartments and 6,400 square feet of retail space to a parking lot a couple blocks south of the Prospect Expressway.

Three-Story, Six-Unit Residential Building Filed at 1602 East 15th Street, Midwood

Long Island-based Jonico Construction has filed applications for a three-story, six-unit residential building at 1602 East 15th Street, in southern Midwood, located on the corner of Avenue P, a block from the Kings Highway stop on the B/Q train. The structure will measure 6,787 square feet, and its residential units should average 848 square feet apiece. There will be two units per floor, and based on the average size of the apartments, they could either be rentals or condominiums. There will be three off-street parking spaces next to it. Paul Lombardi’s Brooklyn-based Design Studio Associates is the architect of record. The 38-foot-wide, 3,800-square-foot lot is currently occupied by a two-story house. Demolition permits were filed in December.


157 13th Street

Office Conversion Planned at Three-Story Industrial Building at 157 13th Street, Gowanus

Co-working and office space provider The Yard is converting the three-story, 24,800-square-foot former industrial building at 157 13th Street, in Gowanus, into modern office space. The company recently signed a lease for the entire property, according to Commercial Observer. After construction, the building will boast conference rooms, art installations, keycard access, a rooftop terrace, and a 1,900-square-foot café. The structure will also be restored and will see new windows, polished floors, exposed brick, and skylights. Completion is expected in November of this year. The property, located at the corner of Third Avenue, is located four blocks from the 4th Avenue-9th Street stop on the F/G/R trains.
