Four-Story, Seven-Unit Residential Project Coming to 836 Monroe Street, Ocean Hill

Shimon Kaufman, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, seven-unit residential building at 836 Monroe Street, in Ocean Hill, located two blocks from the Gates Avenue stop on the J/Z train. The structure will measure 6,749 square feet and its residential units should average 714 square feet apiece, indicative of rental apartments. There will be two units each floor on the ground and second levels, followed by two units spanning across the third floor and a mezzanine level, and a single unit on the fourth floor. Boaz Golani’s Brooklyn-based BMG Design Build is the architect of record. An existing three-story townhouse must first be demolished.


647 Sheffield Avenue

Two Four-Story, Eight-Unit Residential Buildings Planned at 647 Sheffield Avenue, East New York

Bronx-based property owner Himat Singh has filed applications for two four-story, eight-unit residential buildings at 643-647 Sheffield Avenue, in the New Lots section of East New York, located three blocks south of the Pennsylvania Av station on the 4 train. Each building will measure 7,571 square feet, and, across both buildings, the residential units should average 749 square feet apiece. Amenities include private storage space and a laundry in the cellar. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The 60-foot-wide lot is currently occupied by a two-and-a-half-story wood-frame house. Demolition permits were filed for it last October.


2173 65th Street

Four-Story, Six-Unit Mixed-Use Building Coming to 2173 65th Street, Mapleton

Brooklyn-based property owner Yong Lin has filed applications for a four-story, six-unit mixed-use building at 2173 65th Street, in Mapleton, located three blocks from the Bay Parkway stop on the N train. The structure will measure 4,417 square feet, and will include an 871-square-foot retail space on the ground floor. The residential units above should average a rental-sized 591 square feet apiece, and amenities will include a laundry located in the cellar. Benjamin B. Lam’s Queens-based Lam & Lam Engineering is the applicant of record. The 24-foot-wide, 2,400-square-foot lot is currently vacant. The site’s predecessor, a two-story house, was demolished back in 2006.
