Seven-Story, 338-Unit Condominium Conversion Underway At 184 Kent Avenue, Williamsburg

In 2015, Kushner Companies, LIVWRK, and Rockpoint Group acquired, for $275 million, the seven-story, 338-unit rental apartment building at 184 Kent Avenue, in northern Williamsburg, with the intention to convert the property into condominium units. The conversion project, dubbed Austin Nichols House, will include 338 condominium units, and now Curbed NY has the latest details. They will come in studios, one-, two-, and three-bedroom configurations, and the existing rentals are currently being converted on a unit-to-unit basis. Morris Adjmi Architects is designing the conversion, which includes a revamped lobby, new amenity spaces, and, of course, the apartments. The ground-floor is currently occupied by multiple retail units. The property was used as a warehouse before it was converted into residential space in 2010 by JMH Development.


1780 Sheepshead Bay Road

Eight-Story Mixed-Use Apartment Building Planned At 1780 Sheepshead Bay Road, Sheepshead Bay

Back in November, YIMBY reported on applications for a six-story, 19-unit mixed-use building at 1780 Sheepshead Bay Road, in southern Sheepshead Bay, located four blocks from the Sheepshead Bay stop on the B/Q trains. Now, it appears those plans have been replaced with plans for a larger building, Sheepshead Bites reports. Starealty.Estate acquired the development assemblage at 1780-1784 Sheepshead Bay Road for $3.66 million last February, and now an eight-story mixed-use building is being planned. It’s expected to include commercial-retail and a community facility on the ground and second floors. Rental apartments will fill the upper six floors and the project will feature a 30-car parking garage. The corner lot is currently vacant, although two three-story buildings were filed for demolition earlier this month and are expected to be razed in the next few weeks. Construction is scheduled to begin by the summer.


1080 38th Street

Four-Story Commercial Warehouse-Synagogue Project Planned At 1080 38th Street, Borough Park

Brooklyn-based Park Avenue Management has filed applications for a four-story, 6,309-square-foot mixed-use building at 1080 38th Street, in northern Borough Park, located two blocks from the 9th Avenue stop on the D train. The first two floors will contain 3,351 square feet of commercial space in the form of a warehouse and office space. The third and fourth floors will contain a 2,958-square-foot synagogue. Diego Aguilera’s Rego Park-based architecture firm is the architect of record. The 20-foot-wide, 1,903-square-foot plot of land is currently occupied by a two-story, two-unit townhouse. Demolition permits were filed earlier this month.


610 Warren Street

Updated Rendering Of Seven-Story, 31-Unit Condominium Project At 610 Warren Street, Boerum Hill

Towards the end of 2015, YIMBY revealed initial renderings of the seven-story, 31-unit residential building planned at 610 Warren Street, in Boerum Hill, located six blocks south of the Atlantic Avenue-Barclays Center stop on the B/D/N/Q/R/2/3/4/5 trains. YIMBY now has an updated rendering of Adam America Real Estate’s new building, dubbed Six Ten Warren, which will encompass 47,050 square feet. Its condominium units should average 1,150 square feet apiece. The apartments will come in one-, two-, three-, and four-bedroom configurations, and some of them will be duplexes and triplexes. Paris Forino Design is responsible for the interiors and Issac & Stern Architects is behind the overall design. Amenities will include a 645-square-foot rooftop terrace, a gym, a children’s playroom, private storage space, residential lounges, a parking garage, and bicycle storage. Construction is currently underway and completion can be expected in the spring of 2017.
