Construction Complete on Five-Story, 10-Unit Residential Building at 1485 Gates Avenue, Bushwick

Construction has been completed on the five-story, 10-unit residential building under development at 1485 Gates Avenue, in central Bushwick. The latest building permits indicate it measures 11,017 square feet. Its residential units should average 873 square feet apiece, which mean they could be either condominiums or rental apartments. Amenities include laundry facilities and a rooftop recreational space. Yoel Berkovits is the developer. Beam Group is the design architect, while Joseph A. Mucciolo’s Long Island-based architectural firm is serving as the executive architect. Occupancy is expected soon. YIMBY first reported on the project when new building applications were filed in July of 2014. The Myrtle-Wyckoff Avenues stop on the L and M trains is two blocks away.

Bushwick and Williamsburg have already started bracing for the MTA to shutdown the L train for 18 months starting in 2019, and many investors are looking elsewhere for development sites. But at the southern edge of the neighborhood, near the J train, new construction is still chugging along. New building applications were filed yesterday to build a seven-story residential building at 1010 Bushwick Avenue, between Grove and Linden streets at the southern edge of Bushwick.

Four-Story, Eight-Unit Residential Project Filed at 1390 Putnam Avenue, Bushwick

Property Adar Yigal, doing business as an anonymous LLC, has filed applications for a four-story, eight-unit residential building at 1390 Putnam Avenue, in Bushwick. It will measure 7,500 square feet and its residential units should average 687.5 square feet apiece, indicative of rental apartments. Woody Chen’s Elmhurst-based Infocus Design & Planning is the architect of record. The 25-foot-wide, 2,500-square-foot property is currently vacant. The Myrtle-Wyckoff Avenues stop on the L and M trains is located five blocks away.

Property owner David Shavolian, doing business as an anonymous Great Neck, N.Y.-based LLC, has filed applications for a four-story, eight-unit residential building at 188 Cooper Street, in eastern Bushwick. It will measure 8,867 square feet and its residential units should average 682 square feet apiece, indicative of rental apartments. Suresh Manchanda’s Flushing-based L&C Associates is the architect of record. The 25-foot-wide, 2,500-square-foot lot is currently occupied by a two-story townhouse. Demolition permits were filed in March. The Wilson Avenue stop on the L train is located two blocks away.
