Construction Complete on Five-Story, 10-Unit Residential Building at 1485 Gates Avenue, Bushwick

Construction has been completed on the five-story, 10-unit residential building under development at 1485 Gates Avenue, in central Bushwick. The latest building permits indicate it measures 11,017 square feet. Its residential units should average 873 square feet apiece, which mean they could be either condominiums or rental apartments. Amenities include laundry facilities and a rooftop recreational space. Yoel Berkovits is the developer. Beam Group is the design architect, while Joseph A. Mucciolo’s Long Island-based architectural firm is serving as the executive architect. Occupancy is expected soon. YIMBY first reported on the project when new building applications were filed in July of 2014. The Myrtle-Wyckoff Avenues stop on the L and M trains is two blocks away.

Bushwick and Williamsburg have already started bracing for the MTA to shutdown the L train for 18 months starting in 2019, and many investors are looking elsewhere for development sites. But at the southern edge of the neighborhood, near the J train, new construction is still chugging along. New building applications were filed yesterday to build a seven-story residential building at 1010 Bushwick Avenue, between Grove and Linden streets at the southern edge of Bushwick.

It will measure 7,500 square feet and its residential units should average 687.5 square feet apiece, indicative of rental apartments. It will measure 8,867 square feet and its residential units should average 682 square feet apiece, indicative of rental apartments. Suresh Manchanda’s Flushing-based L&C Associates is the architect of record. The 25-foot-wide, 2,500-square-foot lot is currently occupied by a two-story townhouse. Demolition permits were filed in March. The Wilson Avenue stop on the L train is located two blocks away.

Many of Bushwick’s little townhouses have expansion potential, thanks to the neighborhood’s relatively generous zoning. One two-story brick rowhouse at 352 Weirfield Street is about to gain two more floors, and YIMBY has a rendering for the project.

It will measure 5,966 square feet and its residential units should average 682 square feet apiece, indicative of rental apartments. There will be two units per floor, although one of the ground-floor apartments will contain space in the cellar, and one of the top-floor apartments will feature space in an upper mezzanine level. Herman Weiser, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, eight-unit mixed-use building at 481 Central Avenue, in the heart of Bushwick. The structure will measure 10,281 square feet. The ground floor will host 2,000 square feet of office space for a community facility and the lower portion of a duplex residential unit. The apartments should average 686 square feet apiece, indicative of rentals. Shawn E. Stiles’s New Jersey-based S&S Architectural Design is the architect of record. The 25-foot-wide, 2,498-square-foot property, located on the corner of Jefferson Avenue, is currently vacant. The Halsey Street Station on the J train is four blocks away.

Two-Story, 26,000-Square-Foot Mixed-Use Commercial Redevelopment Underway at 599 Johnson Avenue, East Williamsburg

Property owner Bushwack Capital is currently redeveloping the two-story, 16,600-square-foot former industrial building at 599 Johnson Avenue, in western Bushwick, into a 26,000-square-foot mixed-use commercial property. The Williamsburg-based club Glasslands Gallery is expected to lease a roughly 24,000-square-foot venue, dubbed Elsewhere, for events on the ground floor, Commercial Observer reported. Another 2,300-square-foot space on the ground floor is intended for a restaurant, and 2,250 square feet on the second floor will be utilized as commercial-office space geared towards the arts. Chelsea-based Kossar + Garry Architects is the architect of record and Greco Construction Development is the general contractor. Completion is expected this fall. Bushwack acquired the property for $4.45 million in February of 2015, and a few months after, YIMBY reported on applications for the conversion project.

The structure will measure 7,489 square feet and its residential unit should average 687 square feet apiece, indicative of rental apartments. There will be two apartments per floor, although one of the top-floor units will feature space in an upper penthouse level. Bahram M. Tehrani’s Jamaica-based BTE Design Services is the architect of record. The 25-foot-wide, 2,500-square-foot property is currently occupied by a two-story, multi-family brick building. Demolition permits haven’t been filed. The Central Avenue stop on the M train is six blocks away.
