Wood frame houses and vacant lots are slowly giving way to new construction on the short blocks between Bushwick Avenue and Broadway in southern Bushwick. Today, we have a look at one of those new developments – a four-story building planned for 30 Belvedere Street.
Property owner Angel Luiz Otero has filed applications for a four-story, six-unit residential building at 281 Evergreen Avenue, in central Bushwick, located three blocks from the Kosciuszko Street stop on the J train. The structure will measure 7,047 square feet, and its residential units should average a family-sized 915 square feet apiece. Amenities, located in the cellar, include private residential storage and recreational space. Frank J. Quatela’s Flushing-based architecture firm is the architect of record. The 25-foot-wide, 2,500-square-foot lot is currently occupied by a two-story house. Demolition permits have not yet been filed.
The four-story tenement buildings at 1154-1156 Dekalb Avenue, in central Bushwick, are now being renovated into a 100-bed, male-exclusive homeless shelter, according to DNAinfo. Occupants of the homeless shelter are expected to live there for an average of nine months. After two years, the building will be turned into a permanent supportive housing facility, per the New York City Department of Social Services. The Neighborhood Association for Inter-Cultural Affairs will operate the homeless shelter. Damon House, the owner of the buildings, operated a drug treatment facility on the property until the facility’s closure in January. The structures are currently vacant. A deed restriction on the properties requires that they be used for homeless New Yorkers.
Jacob Scherman, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, 10-unit residential building at 267 Evergreen Avenue, in central Bushwick, located three blocks from the Kosciuszko Street stop on the J train. The structure will measure 9,990 square feet, and its residential units should average 917 square feet apiece, which means family-sized rental apartments are probably in the works. The project will be topped by a penthouse (with access from one of the units on the fourth floor) and a rooftop recreational area. Amenities also include two off-street parking spaces. Woody Chen’s Flushing-based Infocus Design & Engineering is the applicant of record. A dilapidating two-story wood-framed structure must first be demolished.
Midtown-based Badillo Partners has filed applications for a three-story, 29,164-square-foot church, to be operated by Iglesia Pentecostal El Calvario, at 114 Suydam Street, in Bushwick, located two blocks from the Central Avenue stop on the M train. It will feature a lobby, an assembly room, classrooms, and a kitchen on the ground floor, followed by a house of worship, classrooms, and offices on the second floor, and finally meeting rooms, offices, and a rectory on the third floor. Peter Bafitis’s Chelsea-based RKTB Architects is the architect of record. The church’s former two-story building was demolished in January.
