Façade installation is underway on the topped-out 19-story, 57-unit mixed-use building under development at 210 East 39th Street, in Murray Hill. The latest building permits indicate the structure encompasses 67,573 square feet and rises 185 feet above street level, not including the bulkhead. There will be 7,929 square feet of office space on the ground through third floors for a “philanthropic non-profit institution,” per the Schedule A. The residential units, rentals, should average 893 square feet apiece. Eighteen percent of them (10 units) will rent at below-market rates through the affordable housing lottery. CBSK Ironstate — comprised of SK Development, CB Developers, and Ironstate Development — is the developer. Rawlings Architects is the behind the architecture. Completion is expected in early 2017.


221 West 29th Street

21-Story, 95-Unit Mixed-Use Building Tops Out at 221 West 29th Street, Chelsea

Since it was two stories above street level in early June, the 21-story, 95-unit mixed-use building under construction at 221 West 29th Street, in northern Chelsea, has topped out, as seen in photos posted to the YIMBY Forums. The structure measures 105,337 square feet and rises 210 feet above street level, not including the bulkhead. There will be 671 square feet of retail space, big enough for a single store, followed by residential units on the second through 21st floors. The apartments will be rentals, averaging 828 square feet apiece, of which 19 (20 percent of the total) will rent at below-market rates through the affordable housing lottery. CBSK Ironstate — a team comprised of SK Development, CB Developers, and Ironstate Development — is  the developer. Goldstein, Hill & West Architects is behind the architecture. Occupancy is expected in 2017.


21-Story Residential Building Rises Above Ground Level at 221 West 29th Street, Chelsea

A 21-story building has risen above ground level at 221 West 29th Street, on the northern fringe of Chelsea. The 210-foot-tall building, situated between Seventh and Eighth avenues, two blocks south of Penn Station, is slated to contain 95 rental units, 19 of which are scheduled to be affordable. The project is developed by CBSK Ironstate, the group consisting of SK Development, CB Developers, and Ironstate Development. The architecture firm Goldstein, Hill & West is responsible for the design that draws inspiration from its pre-war context. CM & Associates Construction Management, LLC, abbreviated as CMA, was contracted for pre-construction design consultation and construction management.

587-591 Third Avenue

20-Story, 74-Unit Mixed-Use Project at 591 Third Avenue in Murray Hill Could Be Condos

Back in March of 2015, CB Developers, SK Development, and Ironstate Development acquired, for $25.2 million, the three five-story tenement buildings at 587-591 Third Avenue, located between East 38th and 39th streets in Murray Hill. Around that time, the developers filed applications for a 20-story, 74-unit mixed-use building at the site. Now, the team has submitted preliminary applications (called CPS-1 documents, which are associated with marketing) with the state Attorney General’s office for a condominium project, according to The Real Deal. Filings with the Buildings Department describe a 96,166-square-foot building in the works. It will have 4,231 square feet of retail space on the ground and cellar levels, and its residential units should average 972 square feet apiece. Edgar L. Rawlings’ Lower East Side-based Rawlings Architects is the architect of record. Demolition permits were filed for the existing tenements back in 2014.
