Zaha Hadid-Designed Mixed-Use Project Planned At 220 Eleventh Avenue, West Chelsea

Back in 2002, the Moinian Group acquired, for an undisclosed amount, the 19,750-square-foot lot at 220 Eleventh Avenue, located between West 25th and 26th streets in West Chelsea. Since then, the Metropolitan Transportation Authority (MTA) has constructed what appears to be a ventilation system for the 7 Subway Extension on the northern end of the lot. Now, we can bring you news that the developer is moving forward with development of the site. Planned is a mixed-use project, with condominiums and a space for a cultural institution, designed by Zaha Hadid Architects. The project was one of the last that Zaha Hadid personally designed before she unexpectedly passed away earlier this year. The site can accommodate up to 187,820 square feet of new mixed-use development. Construction is expected to get underway in early 2017.


21-Story Residential Building Rises Above Ground Level at 221 West 29th Street, Chelsea

A 21-story building has risen above ground level at 221 West 29th Street, on the northern fringe of Chelsea. The 210-foot-tall building, situated between Seventh and Eighth avenues, two blocks south of Penn Station, is slated to contain 95 rental units, 19 of which are scheduled to be affordable. The project is developed by CBSK Ironstate, the group consisting of SK Development, CB Developers, and Ironstate Development. The architecture firm Goldstein, Hill & West is responsible for the design that draws inspiration from its pre-war context. CM & Associates Construction Management, LLC, abbreviated as CMA, was contracted for pre-construction design consultation and construction management.

Exterior Work Nears Completion on 14-Story Supportive Housing Building at 257 West 29th Street, Chelsea

Construction of the 14-story supportive housing building at 257 West 29th Street in Chelsea is in its final stretch. Cladding is in progress underneath the black netting that shrouds the building. The 143-foot-high, 37-unit building is developed by Arker Companies. Aufgang Architects are responsible for architectural design and construction administration. Chateau GC LLC serves as the general contractor.

In Chelsea, Cleared Site Awaits 21-Story Residential Project at 215 West 28th Street; Demo Permit Issued for Sister Building at 223 West 28th Street

Last month, we presented an updated design for a residential complex developed by HAP Investments and designed by DXA Architects. The two-building project would span an unusual site at 215-219 and 223-227 West 28th Street, split by a tenement in between. Our latest visit reveals that the plot for the east building at number 215, which would feature some of the city’s most striking cantilevers, appears ready for construction prep. Demolition has not yet started for its counterpart at number 223.

Jamestown Converting Basement of Chelsea Market Into Retail Corridor, Chelsea

Jamestown is planning to convert the basement level of Chelsea Market – a 1.2-million-square-foot, multi-use commercial complex located on the block bound by Ninth and Tenth avenues and West 15th and 16th streets, at 75 Ninth Avenue in southern Chelsea – into retail space. The conversion of the basement would double the retail space of the property to 80,000 square feet, according to Crain’s. The basement would be made into a single corridor similar to how the ground floor is currently configured with retailers. The project is expected to take five years. After the retail expansion, and pending an anchor tenant, the owners plan to vertically expand the complex’s office space by roughly 300,000 square feet. The office plans passed the city’s Uniform Land Use Review Procedure (ULURP) in 2012.
