Owners Converting Vacant Office Space At 475 St. Marks Avenue Into 13 Apartments, Crown Heights

Property owner Alma Realty Corp. has filed applications to convert the ground and second floors of the 14-story, 120-unit mixed-use building at 467-475 St. Marks Avenue, in western Crown Heights, located six blocks south of the Franklin Avenue stop on the C train. According to DNAinfo, the owners will be converting all of the vacant medical space to 13 residential units. The entire property has 17,218 square feet of community space for medical facilities, although the methadone clinic on the Bergen Street side of the property will remain. Once the Department of Buildings approves the filings, the conversion project should proceed quickly. Flushing-based Panagis Georgopoulos is the architect of record.


71 Schenectady Avenue

Single-Story, 8,700-Square-Foot Retail Building Planned At 71 Schenectady Avenue, Crown Heights

Bawabeh Brothers has filed applications for a single-story, 8,690 square-foot commercial-retail building at 71 Schenectady Avenue, in eastern Crown Heights, located four blocks from the Utica Avenue stop on the A and C trains. The 16-foot-tall structure will replace a vacant 62-foot-wide swath of land, and the leasable retail space will total 4,345 square feet. The retail tenant or tenants will also have access to storage space in the cellar. Brooklyn-based Felix Pustylnik is the applicant of record.




797 Sterling Place

Six-Story, Eight-Unit Mixed-Use Project Now Planned At 797 Sterling Place, Crown Heights

In May of 2015, YIMBY reported on applications for a four-story, seven-unit residential project at 797 Sterling Place, in eastern Crown Heights. The developer, Ari Kirschrnbaum, however, has since filed permits for a larger building. The new filings call for a six-story, eight-unit mixed-use structure measuring 13,292 square feet in total. A 1,706 square-foot children’s day care is now planned on the ground and cellar levels. The residential units will begin on the second floor and should average 1,034 square feet apiece, which means small condos may be in the works. Suresh Manchanda’s Flushing-based L&C Associates is the applicant of record. The site is located within a five-block radius of the 2, 3, 4, 5, and Franklin Avenue Shuttle (S) trains.
