23-Story, 72-Unit Mixed-Use Condo Building Now Planned At 1399 Park Avenue, East Harlem

In March of 2015, YIMBY reported on filings for a 23-story, 108-unit mixed-use tower at 1399 Park Avenue, between East 103rd and 104th street in East Harlem. Initially, Heritage Real Estate Partners planned a rental building, but the project will now have 72 condominiums, according to The Real Deal. Since there will be 93,850 square feet of residential space, units will average 1,303 square feet apiece. The 134,000 square-foot development will also have 20,198 square feet of non-profit community facility space on the ground through fourth floors. Goldstein, Hill & West Architects is the architect of record. The site’s two former dilapidated townhouses have since been demolished.


1770 Madison Avenue

Eight-Story, 32-Unit Mixed-Use Building Wraps Up Construction At 1770 Madison Avenue, East Harlem

In April of 2014, YIMBY revealed renderings of the eight-story, 32-unit mixed-use project at 1770 Madison Avenue, in East Harlem on the corner of East 116th Street. Later the same year, the building topped out, and today the structure is fully clad and wrapping up construction, Harlem+Bespoke reports. The building measures 47,857 square feet in its entirety, and includes 5,124 square feet of retail on the ground and cellar levels, 6,310 square feet of medial offices on the second floor, and 25,241 square feet of residential space. The units will average 789 square feet apiece, and seven of them will rent at below-market rates through the housing lottery. Low Income Marketing Group is developing and Avinash K. Malhotra Architects is the architect of record. Opening is probable within the next few weeks.


152 East 106th Street

Six-Story, 10-Unit Mixed-Use Building Filed At 152 East 106th Street, East Harlem

Farhadian Mansour, doing business as Pennsylvania Holdings LLC, has filed applications for a six-story, 10-unit mixed-use building at 152 East 106th Street, in East Harlem, located three blocks north of the 103rd Street Station on the 6 train. The project will measure 8,021 square feet in total and includes a 1,437 square-foot retail component on the ground floor. Residential units begin on the second floor and will average a rental-sized 658 square feet apiece. One of the units located on the sixth floor will also feature a seventh-floor penthouse. Sion Hourizadeh’s Floral Park-based Sion Associates is the architect of record.



69 East 125th Street

Reveal For 12-Story, 75-Unit Rental Building Planned At 69 East 125th Street, East Harlem

Over the summer, a black-and-white rendering was posted at the site of the planned 12-story, 75-unit mixed-use building at 69 East 125th Street, in East Harlem, and now a higher resolution rendering has surfaced, per Real Estate Weekly. Kutnicki Bernstein Architects is designing the rental building, which will include 5,643 square feet of ground-floor retail space. Twenty percent of the residential units will be rented at below-market rates. The site’s predecessors were demolished this past August, and completion is expected in the spring of 2017. Greystone Property Development is behind the project.
