Permits Filed for 975 Liberty Avenue, East New York, Brooklyn

The East New York development boom continues to gain steam, and new building applications have now been filed for a site somewhat removed from the majority of the neighborhood’s new construction, at 975 Liberty Avenue. The lot is located just to the south of Cypress Hills’ boundaries, two blocks north of the A and C trains’ Euclid Avenue stop. The construction area will measure just shy of 37,000 square feet, which will include a nine-car parking garage on the first floor, 478 square feet of commercial space, and 23,125 square feet of residential space, to be divided amongst 35 units. At an average size of 650 square feet, rentals are all but guaranteed. Vasilious Georgopolous of Panagis Georgopolous Architect PLLC is the architect of record, and Sal Mendolia of Liberty for All LLC is listed as the developer. An existing two-story structure must first be demolished.


711 New Lots Avenue

Permits Filed for 711 New Lots Avenue, East New York, Brooklyn

Now that East New York’s ongoing residential boom is gaining momentum, developers appear to be eager to cash in on the other side of the equation. New building applications have been filed for an all-commercial project at 711 New Lots Avenue, along one of the neighborhood’s main thoroughfares, for a structure totaling 10,420 square feet. The two-story development is being designed by Felix Pustylnik of Felix Pustylnik, P.E., and is being built by Soly Bawabeh of Bawabeh Brothers. The lot is currently occupied by a two-story building, and demolition permits have not yet been filed.


Schroeders Avenue

HPD Files for Five New Buildings on Schroeders Avenue in East New York, Brooklyn

The push to revitalize East New York continues apace at the Department of Buildings, and new building applications have been filed for five new structures on Schroeders Avenue, on the southeastern edge of the neighborhood. The addresses included in the filings are 389, 392, 400, 402, and 504 Schroeders Avenue, spanning both sides of the street. Each building will rise four floors and contain eight units, for 40 apartments in total, and the total construction area of each project will be about 8,000 square feet, for generously-sized apartments of about 1,000 square feet apiece. Michael Gelfand of MHG Architects, P.C. is listed as the architect, and in a rarity for New York City, the buildings will rise on land that was previously undeveloped.


820 Glenmore Avenue

Permits Filed for 820 Glenmore Avenue, East New York

YIMBY has revealed two major projects coming to East New York in the past few months, on Loring Avenue and at 3301 Atlantic Avenue. While those developments will transform entire blocks, other smaller lots are now joining the neighborhood’s boom. Now, new job applications have been filed for a substantial project at 820 Glenmore Avenue, one block northeast of the C train’s Shepherd Avenue stop, totaling 77 units.

Reveal For 3301 Atlantic Avenue, Another Massive Mixed-Use Development Coming to East New York

With East New York’s rezoning now finalized, YIMBY recently revealed one of the first big developments coming to the neighborhood, at 1427-1429 Loring Avenue. Permits were also recently filed for a new complex at 3301 Atlantic Avenue/250 Euclid Avenue, at the end of January. Now, we have the first rendering for that building as well, which is being designed by Dattner Architects.
