Three Three-Story, Three-Unit Residential Buildings Planned at 42-22 74th Street, Elmhurst

Property owner Tim H. Chan, doing business as an anonymous Queens-based LLC, has filed applications for three three-story, three-unit residential buildings at 42-16 – 42-22 74th Street, in northern Elmhurst. Each will measure 4,074 square feet and, across all three, the full-floor residential units should average a family-sized 1,009 square feet. Amenities include a total of six off-street parking spaces and laundry facilities in the cellars. Chang Hwa Tan’s Flushing-based Tan Architect is the architect of record. The 83-foot-wide development assemblage consists of three two-story residential buildings. Demolition permits were filed for both in March. The site is located three blocks from the Roosevelt Avenue/74th Street stop on the E, F, M, R, and 7 trains.

Two-Story, 6,000-Square-Foot Commercial-Retail Building Planned at 90-16 Queens Boulevard, Elmhurst

The Forest Hills-based Cord Meyer Development Corporation has filed applications for a two-story, 6,063-square-foot commercial-retail building at 90-16 Queens Boulevard, in Elmhurst. The project will contain 5,985 square feet of commercial space on the ground floor for a jewelry store, which, according to the Schedule A, will be a Jared’s. Accessory offices will also be located on the ground floor, and mechanical equipment will take up the upper level. Nocholas Zalany’s Cleveland, Ohio-based Jencen Architecture is the architect of record. The 37-foot-tall structure will rise on a 26,232-square-foot wedge-shaped property bound by Queens Boulevard and Hoffman Drive. A two-story commercial building occupied by a Sears Auto Center currently sits on the site. Demolition permits were filed in March. The site is located right above the Woodhaven Boulevard stop on the M and R trains.

Two Three-Story, Multi-Family Buildings Coming to 94-28 51st Avenue, Elmhurst

Song Lin, doing business as an anonymous Elmhurst-based company, has filed applications for two three-story, multi-family residential buildings at 94-28 – 94-30 51st Avenue, in Elmhurst. One will measure 3,840 square feet and contain three full-floor units, while the other will measure 3,360 square feet and contain two units, one spanning two floors and the second a single floor. Across both buildings, the apartments should average 964 square feet apiece, which means family-sized units are in the works. Chang Hwa Tan’s Flushing-based Tan Architect is the architect of record. The 50-foot-wide, 5,012-square-foot property is currently occupied by a two-and-a-half-story house. Demolition permits were filed in April. The site is located five blocks from the Grand Avenue-Newtown stop on the M and R trains.

Woodside, Elmhurst, and Woodhaven in Queens are suddenly bursting with new residential projects, largely from developers who hope to capture a mix of gentrifiers, longtime residents, and new immigrants. And generous new zoning along Queens Boulevard ensures that nearly all those developments are concentrated along the busy, six-lane artery. The latest project to arrive on the scene there is 46-02 70th Street, which will rise nine stories at the corner of Queens Boulevard and 70th Street.

Four Two- & Three-Family Houses Coming to 76-15 45th Avenue, Elmhurst

Property owner Chang Xiong Chen has filed applications for four two- to three-family residential buildings at 76-09 – 76-15 45th Avenue, in northern Elmhurst, located seven blocks from the Elmhurst Avenue stop on the M/R trains. The two inner buildings will be three-story, two-family houses, each measuring 2,415 square feet. They will be bookended by three-story, three-family buildings, each of which will measure 3,905 square feet. Across the entire development, the apartments – coming in full-floor and multi-floor layouts – should average 901 square feet apiece. Dezhang Fang’s Flushing-based Fang Architect is the architect of record. At nos. 76-11 and 76-15, two two-and-a-half-story houses must first be demolished. Permits were filed to do so back in August of 2015.

Construction Wrapping on Three-Story, Elmhurst Public Library at 86-07 Broadway

Construction is finally wrapping up on the Queens Library’s reconstructed three-story, 30,515-square-foot Elmhurst branch at 86-07 Broadway (a.k.a. 86-01 51st Avenue), located two blocks north of the Grand Av-Newtown stop on the M/R trains. The building will open in the fall, once the interiors get completed and furnished, DNAinfo reported. The library will host study areas, classrooms, an assembly hall, and storage rooms. Construction began on the library back in 2012 and was initially expected to open a year later. Sandro Marpillero’s TriBeCa-based Marpillero Pollak Architects is behind the design. The city’s Department of Design and Construction is leading the project.

Four-Building, 26-Unit Residential Development Filed At 90-11 56th Avenue, Elmhurst

Property owner Tu Kang Yang has filed applications for four six- to seven-unit residential buildings at 90-11 – 90-21 56th Avenue, in southern Elmhurst, located three blocks from the Grand Av-Newtown stop on the M/R. All of the structures will rise four stories and measure 6,200 square feet, and two six-unit buildings will be book-ended by the seven-unit buildings. Across the 26-unit development, there will be 19,600 square feet of residential space, which means units should average a rental-sized 754 square feet apiece. Danny Yan’s Fresh Meadows-based Yan Architect & Planner is the applicant of record. The site currently consists of two two-and-a-half-story wood-framed houses.

Developer Assembling Mixed-Use Site At 69-02 Queens Boulevard, Elmhurst

Madison Realty Capital has acquired the vacant 29,000-square-foot lot at 69-02 – 69-08 Queens Boulevard, in Elmhurst, for $14.75 million. The purchase is the first of five properties that are currently being assembled for a mixed-use development, according to The Real Deal. Three other properties – the two-story structure at 46-12 70th Street, the single-story warehouse as 69-39 47th Avenue, and the restaurant at 69-20 Queens Boulevard – are currently in contract to be sold by their respective owners. The fifth property is a two-story cultural center at 69-23 47th Avenue. The single property Madison owns can accommodate roughly 145,000 square feet of development, but if successful in acquiring the entire assemblage, the developer could build a nearly 358,000-square-foot project. At that point, Madison plans to take a mixed-use rental project through the city’s Urban Land Use Review Procedure (ULURP).

Four-Story, Six-Unit Residential Building Coming To 54-02 Junction Boulevard, Elmhurst

Property owner Xue Mei Chen has filed applications for a four-story, six-unit residential building at 54-02 Junction Boulevard, in Elmhurst, located seven blocks from the Woodhaven Boulevard stop on the M/R trains. The new structure will measure 6,504 square feet in total and its residential units will average 810 square feet apiece. The 40-foot-wide corner lot at 54th Avenue is currently occupied by a single-story, single-family house. Demolition permits have not yet been filed. Hui Zeng’s Bayside-based ABC Engineering is the applicant of record.

Seven-Story, 216-Unit Homeless Shelter To Get Renovation At 79-00 Queens Boulevard, Elmhurst

The city has approved plans to renovate and bring up to code the seven-story, 216-unit former Pan Am hotel, which was turned into a homeless shelter back in June of 2014. The building, at 79-00 Queens Boulevard, in Elmhurst, is located five blocks west of the Grand Av – Newtown stop on the M/R trains. DNAinfo reports Samaritan Village, the facility’s operator, will file plans with the city by June for the construction work. Some upgrades include a children’s playground, a day care facility, and a cafeteria. Samaritan will receive roughly $23 million in funding from the city over the next couple years to carry out construction. The city’s Department of Homeless Services will help in the relocation of families during the renovation.
