An anonymous Woodside-based LLC has filed applications for a four-story, eight-unit mixed-use building at 69-12 Woodside Avenue in Elmhurst. The project will measure 16,672 square feet, including 2,849 square feet of medical offices on the ground floor. The residential units in the rest of the building should average 890 square feet apiece. There will also be seven off-street parking spaces, six of which will be housed in an underground garage. Hui Zeng’s Bayside-based ABC Engineering is the applicant of record. The 50-foot-wide, 6,099-square-foot lot is occupied by a two-story townhouse. Demolition permits were filed in March.

Two Three-Story, Two-Family Houses Coming To 40-44 Gleane Street, Elmhurst

A Queens-based property owner has filed applications for two three-story, two-unit residential buildings at 40-44 – 40-48 Gleane Street, in northern Elmhurst. The buildings will each measure 2,418 square feet and, across both, the residential units should average 862 square feet apiece. Each unit will also feature a single off-street parking space. Chang Hwa Tan’s Flushing-based architecture firm is the architect of record. The 86-foot-wide, 4,596-square-foot assemblage is currently occupied by two two-story houses. Demolition permits were filed in April. The 82nd Street-Jackson Heights stop on the 7 train is two blocks away.


42-17 74th Street

Two Four-Story, Three-Unit Residential Buildings Coming To 42-17 74th Street, Elmhurst

A Queens-based property owner has filed applications for two four-story, three-unit residential buildings 42-17 and 42-19 74th Street, in northern Elmhurst. The buildings will each measure 4,180 square feet and, across both, the residential units should average 975 square feet apiece. In total, there will be four full-floor apartments and two double-floor duplexes. Amenities include four off-street parking spaces and laundry facilities. Xiaohong Zhao’s Queens-based Ameriland Brook is the architect of record. The 5,000-square-foot site is occupied by a two-story residential building. Demolition permits were recently filed. The Roosevelt Avenue-74th Street stop on the 7, E, F, M, and R trains is three blocks away.


40-31 82nd Street

Reveal for Seven-Story, 160,000-Square-Foot Commercial Project Planned at 40-31 82nd Street, Elmhurst

Sun Equity Partners and the Heskel Group have closed on the $27 million purchase of the 23,439-square-foot site at 40-31 82nd Street, located along Ithaca Street and Baxter Avenue in northern Elmhurst. The duo plan to build a seven-story, 160,000-square-foot mixed-use commercial building, The Real Deal reported. Dubbed The Shoppes At 82nd Street, it will feature 45,000 square feet of retail space on the ground and cellar levels, followed by 100,000 square feet of community facility space on the floors above. No new building applications have been filed at this time. An old, vacant movie theater, in addition to multiple single- and two-story commercial structures, must first be demolished. The 82nd Street-Jackson Heights stop on the 7 train is a few steps away.
