A Brooklyn-based property owner has filed applications for a three-story, 45,262-square-foot commercial building at 1039 Coney Island Avenue, located on the corner of Foster Avenue in the Ditmas Park section of Flatbush. The project will contain a total of 28,886 square feet of commercial space. There will be six retail units on the ground floor, followed by office space on the second and third floors. A 42-car garage will be located in the cellar, in addition to eight off-street parking spaces outside. Dal H. Chun’s Lower East Side-based engineering firm is the applicant of record. The 16,376-square-foot plot is currently home to a gas station. Demolition permits haven’t been filed.
Crown Heights-based developer Hello Living is putting up new buildings all over central Brooklyn, mostly in neighborhoods north and east of Prospect Park. YIMBY recently swung by the firm’s sizable development under construction at 271 Lenox Road, at the corner of Nostrand Avenue in Flatbush.
The neighborhoods just south and east of Prospect Park are ground zero for new construction and rising rents. A little single-family house at 62 East 21st Street, between Caton and Woodruff Avenues, met the wrecking ball last year for an apartment building. Now we have a look at what’s replacing it.
Brookland Capital is taking over central Brooklyn, where the firm has developments going up from Bedford-Stuyvesant to East Flatbush. Today YIMBY has a look at the company’s new building planned for 15 East 19th Street, on a dead-end block just south of Church Avenue.
Filings for new buildings in Flatbush seem to have slowed down over the last few months, probably thanks to confusion about the defunct-but-possibly-not 421-a tax abatement. The tax break propped up market-rate development throughout the central Brooklyn neighborhood, and without it, many builders seem to be delaying construction.
