Bronx-based property owner Nissan Cohen has filed applications for a three-story, eight-unit mixed-use building at 841A Morris Park Avenue, in Van Nest, located eight blocks from the Bronx Park East stop on the 2/5 trains. The structure will encompass 10,130 square feet and will feature 1,336 square feet of ground-floor retail space, in addition to a 389 square-foot doctors office, also located on the ground floor. The residential units will be located on the second and third floors and will average a rental-sized 714 square feet apiece. Jamaica-based Gerald Caliendo is the architect of record. The 51-foot-wide, 4,914-square-foot lot is currently vacant.

Jamaica-based property owner Nathan Somehk has filed applications for three two-story, two-family houses at 257-37 – 257-43 147th Drive, in southern Rosedale, located roughly a mile from the neighborhood’s Long Island Rail Road station. Each of them will 3,599 square feet, and their full-floor residential units should average a family-sized 1,197 square feet apiece. All three structures will feature a laundry room in the cellar as well as two off-street automobile parking spots. Queens-based Gerald J. Caliendo is the applicant of record. The 120-foot-wide lot is currently occupied by a one-and-a-half-story house. Demolition permits were filed in February.
Construction is finally wrapping up on a long-stalled four-story, mixed-use building at 19-80 Steinway Street (a.k.a. 19-73 38th Street), in the Ditmars-Steinway section of northern Astoria. DNAinfo reports all of the project’s 83 residential units will rent at below-market rates. The building is dubbed Steinway Estates and its apartments will come in studio, one-, two-, and three-bedroom configurations. The ground-floor will contain 17,785 square feet of retail space, 2,400 square feet of medical office space, and a 219-car parking garage. Amenities include 12,000 square feet of storage space, a fitness center, and a laundry in the cellar, in addition to a rooftop terrace. Queens-based Gerald J. The 60-foot-wide zoning lot is partially occupied by a two-story building at 100-10 – 100-12 103rd Avenue, although the vacant 20-foot-wide section to the east of the structure will be the site of the new building.
Property owner Haim Levy, doing business as Phoenix Home Realty Inc., has filed applications for a four-story, four-unit residential building at 129 Schaefer Street, in eastern Bushwick, located five blocks from the Wilson Avenue stop on the L train. The structure will measure just 5,133 square feet and its full-floor residential units should average 1,027 square feet apiece. That means family-sized rental units are probably in the works here.
