Three-Story, Three-Unit Residential Project Coming To 21-11 74th Street, East Elmhurst

Late last year, YIMBY reported on permits for a small three-story, two-unit residential project at 21-11 74th Street, located on the western end of East Elmhurst. Now, permits have recently been amended to build a structure with three units. The building will measure 3,315 square feet in total, and full-floor units will average 1,105 square feet apiece, indicative of condominiums. Konstantine Drakopoulos is the property owner and Queens-based Gerald Caliendo is the architect of record. The site’s former 1.5-story home was demolished last year.

Four-Story, Six-Unit Residential Building Planned At 19 Malta Street, East New York

Aviram Chen, doing business as an anonymous LLC, has filed applications for a four-story, six-unit residential building at 19 Malta Street, in East New York’s western neighborhood of New Lots. Located five blocks from the L train’s stop at New Lots Avenue, the structure will measure 4,222 square feet, which means units will average a rental-sized 704 square feet apiece. An existing garage structure will have to be demolished, but the lot is otherwise empty. Queens-based Gerald Caliendo is the architect of record.

Six-Unit Residential Development Planned At 104-84 165th Street, Jamaica

Floral Park-based O&B Properties has filed applications to building a six-unit residential development spanning 104-84 – 104-88 165th Street, in Jamaica, located a number of blocks south of Jamaica Avenue. The developer will expand an existing two-story, single-family home to accommodate two units, and build two additional two-story, two-unit attached residential buildings. The expanded structure will have units averaging 824 square feet, while the new buildings will have family-sized units averaging 1,516 square feet. Four-Story, Eight-Unit Apartment Building Filed At 57-27 Granger Street, Corona

Anthony Federici, doing business as AFMM LLC, has filed applications for a four-story, eight-unit residential building at 57-27 Granger Street, in Corona, a few blocks north of the LIE and a slew of bus lines. The building will measure 6,688 square feet, and units will average 836 square feet. Queens-based Gerald Caliendo is the architect of record, and demolition kicked off on the existing recessed two-story home late last month.
